Many people assume they earn too much or too little to qualify for a home in Bend with Thistle & Nest. The reality may surprise you. The 2026 Income Limits (released in May) are here!

These updated income limits are based on 80% of Area Median Income (AMI) for Deschutes County and help determine eligibility for our affordable homeownership opportunities in Bend.

A few important things to know:
✔️ Income is not always as straightforward as your annual salary.
✔️ If you’re self-employed, own a business, work seasonally, earn commissions, receive overtime, or have income that varies throughout the year, your qualifying income may be calculated differently than you expect.
✔️ Additional program requirements apply beyond income limits.

Please don’t assume you don’t qualify without first talking to a lender or our team. We’ve seen many households discover they are eligible when they initially thought they weren’t.

Big news for the Oregon Coast. 🌊🏡

We’re excited to introduce Makara Landing, a future attainable homeownership community coming to Lincoln City.

Right now, it’s still land, dirt, vision, and possibility. But what makes this moment special is that the foundation is already there:
