You can pull the listings on your phone. You can pull the comps on your phone. You can get a mortgage estimate in about four minutes without speaking to anybody.

So what exactly are you hiring an agent for?

Fair question. Here's the honest answer.

You're hiring the person who tells you the roof is going to be a problem before you're emotionally committed to the kitchen. Who knows which lender actually closes in this valley, and which one will still be asking for the same document in week six. Who has sat at a table when a deal came apart at the last minute, and knows what to do in the next ten minutes instead of the next ten days.

None of that is on a website. All of it is a person.

We got a good look at that a few weeks ago. We opened the new office and the room filled up with people we'd worked with — some of them years ago, some of them twice. Nobody came because of a listing. They came because of who handled it.
