A quick update of what we have been working behind the scenes. The area designated as the “Old Caddo” district has been identified in the comprehensive plan as an important piece of preservation for the downtown area. Historic preservation can play a powerful role in shaping the long-term vision for Caddo Mills, Texas. While the city continues to grow and attract new families, businesses, and development, preserving our historic identity helps ensure that growth doesn’t come at the expense of what makes Caddo Mills unique.
First, historic preservation strengthens community character. Our older buildings, agricultural heritage, and small-town landmarks give Caddo Mills a sense of place that can’t be manufactured. Protecting these assets creates continuity between generations and gives residents—new and lifelong—a shared story to identify with.
Second, it can support economic development. Studies consistently show that towns which invest in preserving their historic downtowns and heritage sites attract more local businesses, higher foot traffic, and tourism spending. In the long term, historic districts often appreciate in value and become desirable locations for restaurants, boutiques, and service businesses. For a growing community like Caddo Mills, this opens the door to a more vibrant commercial core without losing its rural charm.
Third, historic preservation creates opportunities for grants and partnerships. State and federal programs, historical commissions, and private foundations often fund projects related to restoration, downtown revitalization, and community beautification. These funds can offset costs while helping the city enhance quality of life for residents.
Finally, historic preservation supports thoughtful growth. As Caddo Mills welcomes new development, preserving significant buildings and cultural sites provides an anchor—helping planners balance modernization with authenticity. It encourages a future that is not only bigger, but also better: well-designed, community-oriented, and rooted in the values that built the town in the first place.
Key personnel have been working with the Texas Historical Commission and completing requirements to eventually allow Caddo Mills to be a part of the Main Street Program. Once accepted as a Main Street Program, Caddo will be able to apply for specific grant funding geared towards improvements and preservation for the future.
