Ladies and gentlemen,
Despite what you have been led to believe, I own 15 acres that all sit together. My 15 acres are listed in 3 accounts with the CAD.

1. Parcel ID 55946 contains my house and other structures along with one acre for my homestead.
2. Parcel ID 104064 contains 9 acres of ag land.
3. Parcel ID 10865 contains 5 acres of ag land.

Because all these parcels are contiguous (meaning that they touch/share fencelines), my land value falls into the 12-19.99 ac land bracket.

I pay taxes just like everyone else in the county. Just last year, I paid $3809.49 for the three accounts. Don’t believe me, go to our website and see for yourself. Then, ask yourself this… Why does someone state that transparency is key, but only shows you part of the story? Why try to slander someone’s name with a false narrative? Hmm, that’s a good question, isn’t it?

I understand that some concerns have been expressed regarding my personal property purchased back in 2022. Accordingly, I would like to address the relevant facts below.

In late 2022, I was given the opportunity to purchase 5 acres of a 52-acre tract that adjoins my home property of 10 acres. Wanting to secure the land surrounding my home, we jumped on the opportunity. The 52 acres were originally comprised of two parcels. The smaller of the two parcels, containing 12.03 acres, was resurveyed and split, with my 5-acre parcel retaining the historical appraisal data from the original 12.03-acre account. As a result, the appraisal records erroneously suggested that the property's value decreased in 2023. In fact, there was no decrease in value; rather, the value per acre increased because the property was reclassified as part of a smaller tract (15 acres instead of 52 acres).

It is also important to understand the concept of economies of scale as it applies to land valuation. Generally, smaller tracts of land command a higher price per acre than larger tracts. A simple analogy is purchasing household goods in bulk. For example, a four-pack of toilet paper typically costs more per roll than a much larger package purchased from a warehouse retailer such as Costco or Sam's Club. The same economic principle applies to land transactions. When the 5-acre parcel was created from the larger tract, the effective acreage associated with Parcel 10865 decreased. As a result, the market value on a per-acre basis increased significantly, consistent with the higher per-acre values generally observed for smaller tracts.

Did you know that as of January 1, 2026, the Texas Legislature added in a new Temporary Exemption for a Residence Homestead Destroyed by a Fire?

Essentially how it works is that the value of the structure (or portion of the structure) that was damaged will be pro-rated off based on the date of the fire.

Should the unthinkable happen and your primary residence be lost or damaged in a fire, please do not hesitate to reach out to us. We are here to help and will walk you through the needed application and supporting documents. We will also gladly give you the information on how your Homestead Exemption will apply going forward.

Please help us get this information out to those who have been affected by the recent fires.

Closed Due to Inclement Weather

The Van Zandt County Appraisal District will be closed on Wednesday, January 28th due to inclement weather.

At this point, the delinquency date for payments will be pushed to Thursday, February 5th.

Did you know?

Tax Code 11.35 allows for a proportionate exemption of taxable value due to structural damage caused by a storm when the Governor issues a Disaster Declaration for a County.

Governor Abbott did declare a disaster for Van Zandt County ahead of the winter weather.
