Codes Corner:

Subdivision and Land Development Ordinance
Ever wonder who decides where neighborhoods, parking lots, landscaping, and sidewalks go; or why do some projects seem to take forever? Behind nearly every new development in the Township is a process called Subdivision and Land Development, the rulebook that shapes the future of the community around us. It’s more than paperwork and engineering plans; it’s the reason emergency vehicles can access homes or neighborhoods don’t flood after heavy rains. This process acts like the Township’s quality-control system for growth, balancing private property rights with the long-term needs of the community.

The Township received a grant in 2024 from Chester County Planning Commission (CCPC) to support updates to the 2006 Subdivision and Land Development Ordinance. Township staff and Planning Commission have worked closely with CCPC over the last 18 months to develop an updated ordinance that examines the existing rules and proposes revisions where appropriate. Drafting is nearly complete and is expected to be referred to the public comment and adoption consideration process before the end of 2026. The Board of Supervisors must hold a public hearing and vote to adopt the proposed ordinance before any changes are enacted.
