I wish I could say this matter is over, but Sun Communities still continues to screw me over. On April 18, we signed an Offer to Purchase wherein all the terms of the deal were spelled out, including: the payoff to Triad, the commission fee to the realtor, and the proceeds to me. They gave me only until April 30 to vacate and closing was set for April 30. When I showed up for closing, they tried presenting me with a check for less than the already agreed upon net proceeds in the Offer to Purchase! 🤯 After 2 hours, they agreed to honor the contract and "overnight" me a check for the difference. About a week later, the check finally arrived. The day AFTER closing, I received a call from Danielle Stark at Sun stating they wanted me to sign another document. I told her that we already closed, checks were disbursed and keys were exchanged so the deal is done. I then confirmed that same information with my attorney. Now, more than a week after closing, Danielle Stark is telling me that they will not be paying off the loan to Triad until I sign another document not provided at closing. The deal is done. We closed. Checks were provided to me and the realtor. I gave them all the keys and they have changed the locks. Again, we have yet another breach of contract, more fraud, misrepresentation, negligence, bribery and extortion. I am in contact with my attorney and have disputed any amounts due with Triad. If my credit score continues to be affected by this, I will continue to seek punishment by all avenues that the law allows. If you weren't already afraid to do business with this corrupt corporation, you should be now! I was sold a home disguised as a manufactured home, promised a title that never existed, sold the home back to them, but now they refuse to pay off the mortgage and honor the terms we agreed to. 😡 So now what, I stay in debt for over $100k for a home I sold, don't have title to, don't have keys to, etc? Make this make sense. How can this company F people over so bad?!

Desperate times call for desperate measures and since I've exhausted nearly every other effort, I'm reaching out to social media and hoping this goes viral to make a wrong right and save people from this disaster in the future. If you've seen my house for sale and wondered why I keep sharing it, it's because I'm DESPERATE to end a nightmare. Now I feel that the nightmare will never end, so I'm breaking my silence. *Below is the best summary I can provide, but there is so much to this situation and so many details surrounding my predicament.

I purchased a home from Sun Communities (operating in Southfield, MI) in the Sylvan Crossing Park in Chelsea, MI in January 2024. The property was advertised as a "mobile home" with a basement. Only months after moving in, the park manager demanded my dog be removed or I'd be evicted. No warning, no conversation to hear my side of the story just a demand that he be gone or be evicted! This prompted me to list the house for sale as my dog is a member of my family. I had a buyer in September of 2024 but after applying for financing, she was advised that she'd need to pay cash because the home couldn't be financed due to lack of a title. Pursuant to my closing docs, I should have received a title within 7 days (screenshot of closing docs). I went to SOS and was advised there isn't a title. We contacted the lender that financed my home, Triad Financial Services, and were finally advised and provided a UCC Financing Statement "in lieu of a title when a title isn't available". After my first buyer went to the park manager for approval to live in the community, she advised me that she would need her earnest money deposit returned because the manager was selling her a different home (I assume so he'd earn commission). I then was finally able to hire a company to list the home and had a second buyer not even a month ago. Again, she was advised that the home could not be financed due to no proof of ownership. My agent called Sun Communities and the Triad company to try and resolve the situation. Triad ultimately stated that they did the park manager, Tim McShane, a "favor" by financing me. Sun admits via a message from their Regional VP (see screenshot) that my home does not have a title. Apparently, even though the home is in a mobile home park, it is considered a "modular" home and therefore no title is available! How can I sell a home that I can't prove I own? I can't! How could I owe a debt and obtain financing but have no verification of ownership? I have been advised that I have claims of intentional and negligent torts, fraud, breach of contract, and more stemming from the purchase of this home. I have been in contact with the Center for Civil Justice who has been a great resource for me. Has anyone else found themselves in a similar situation? How do I get this nightmare to end? How do I sell this place? How do I get proof of ownership if it doesn't exist? How can I bring my dog back home after more than 6 months? Can anyone help?!
