Cook County Assessor's Office

Cook County Assessor's Office Through fairness, ethics and transparency, the Assessor's Office is responsible for setting values f Our public service responsibilities, however, are not limited to setting property values.

In addition to working with other government agencies to stimulate economic development, job creation and the construction of affordable housing, we also seek to help county residents better understand the assessment process and take advantage of money-saving exemptions the office provides.

❓Should I appeal my assessment?
✔A good rule of thumb is if the property characteristics on your Assessment Notice are correct and the estimated market value is within 10 percent of what you think your home is worth then it is unlikely that an appeal would change your property’s assessed value enough to significantly affect its property tax bill.

❓Will I pay less in property taxes if I file an appeal?
✔ A common misconception is that an appeal is filed solely to lower a homeowner's property tax bill. In fact, an appeal is intended to correct the accuracy of your property’s assessment. An increase (or decrease) in your home’s assessment does not lead to the same increase (or decrease) in your property taxes. The Assessor does not set property tax levies, rates, or bills.

Your property’s share of the total assessed value of all properties within your community affects your share of your community’s property taxes. To find out more download the new, "Guide to Understanding Property Assessment Appeals."
