The Greater Nashville Regional Council is leading the Fort Campbell Land Use Compatibility Study in partnership with Fort Campbell and communities in Montgomery County, Tennessee, and Christian and Trigg counties in Kentucky.

Residents, community leaders and other stakeholders are invited to attend the study’s first public meeting and help shape recommendations that support military readiness and coordinated community growth.

Join us between 5 and 6:15 p.m. to explore interactive stations, meet the project team and learn about the study area, purpose and planning process. A formal program will begin at 6:15 p.m. and include an overview of the study and a panel discussion with leaders from communities surrounding Fort Campbell.

We are a day late celebrating our summer interns on National Intern Day (July 30), probably because they weren't here to remind us. We had a great crew of interns, our largest ever. They learned about our day-to-day and month-to-month work as well as produced some individual projects. At least they still love city planning at the end of their 13 weeks! We wish them well in their next year in school.

The U.S. Census Bureau dropped its July 2025 Population Estimates today. Clarksville cooled off a bit this past year compared to the previous 4 years. Still amazing the growth we have seen. To put it in perspective the City of Clarksville has added an entire East Ridge, TN to the city in the past 5 years and the County has added a Bristol, TN or Hopkinsville, KY in the past 5 years.

Currently, Clarksville is the 140th biggest city in the country, having gained 19 spots in the past 5 years, and now sits only 5,406 residents behind Chattanooga.

The RPC will host an open house May 11 at 5pm at the Regional Planning Commission (329 Main St) to discuss and answer questions regarding the proposed Downtown and Historic Guidelines and associated ordinance changes to adopt that. The Common Design Review Board will consider this in their June agenda.

The RPC will consider updates to the Subdivision Regulations this month. A tracked changes version of the Subdivision Regulations can be viewed here. Comments can be taken over the phone, email, or at the monthly meeting.

A list of the major changes are as follows:

1. Currently removed Chapter 7 (Bonding) and all references to bonding. We will rework this chapter and bring it back this summer.
2. Updated the final platting requirements to match the state law of no more than 25 lots or no more than 5 if it's a preliminary, straight to final with no infrastructure needs.
3. Updated the document to read "Clarksville-Montgomery County" instead of just "Montgomery County" we also abbreviated various versions of RPC into RPC throughout. This shortens the document over 2 pages.
4. Clarified what is needed for a variance application (Sec. 1.6)
5. Updated the definition of "lot depth"
6. Added a provision that the RPC, in consultation with city street or county highway dept, can require traffic calming on long straight roads in new subdivisions (4.1.2.11).
7. Section 4.1.2 updated the language to make it clear that private roads cannot cut off the connectivity of public roads. This affects new approvals from here out.
