Just (Market) Value: The first value established each year, based on market information including sales, but adjusted for cost of sale
Assessed Value: Just Value limited by the Save Our Homes (3%) cap or 10% cap
Taxable Value: Assessed Value minus Exemptions

As property tax talk continues in Tallahassee, our office remains committed to helping new homebuyers understand how Florida's property tax system works. The Disclosure of Estimated Ad Valorem Taxes consumer-protection measure that passed the legislature in last week's budget tax package will improve transparency for homebuyers by providing a more realistic estimate of property taxes on online listing platforms to better inform them before purchase.

"Why did my taxes increase even though my property’s market value decreased?"
The ‘recapture rule’ may apply if the just/market value of the property decreases. The assessed value will still increase by 3%(homestead)/CPI or 10% (non-homestead) annually until it reaches the just/market value. Assessed value can never be more than just/market value. When the just/market value increases, the applicable cap will again limit future increases of the assessed value.

Any time you add or remove a name or put your property into a Trust, it could affect the Homestead Exemption or Non-Homestead 10% Cap on the property.
