Great post below. For context, the last general plan had only agricultural land West of 3000. This general plan turns the west end of Clinton into a mass of multi-family attached housing. They are proposing a complete departure from the last plan. Let's speak up and elect people who will look to keep Clinton special.
This gives some context to the concern the majority has about the rapid approval of multi-family development over the past couple of years, and now the general plan maps that show even more slated to get a green light in future requests if it remains marked as it is today.
Pictured is how the general plan maps of the Northwest part of Clinton and the Northeast part West Point adjoin. The purple line is the West Point/Clinton Border.
Already, Clinton and West Point have approved at least 306 townhomes to be built here.
The approved developments that make up that number of 306 are in the locations of the white checkmarks in green circles.
The red dashed line on near the top of the referendum area is the current boundary of Clinton. Everything else within the pink line is unincorporated Davis County ground that they hope to annex into Clinton and use for additional mixed use housing areas up to 3 stories.
Our current codes allows for up to 2 1/2 stories or up to 35 feet and up to 12 units to the acre. But the general plan proposal shows they can go up to 3 stories which would require a change in city code.
The area with the question mark had 74 Townhomes pending during the time of the referendum, but I have not been able to find what is currently happening with that ground. Maybe my friends in West Point can enlighten me.
How many more do they intend to pack into these areas marked in orange and brown? And why do we as current residents have to sit back and let it happen? The general plan of the city should reflect the will the residents who CURRENTLY live here.
Let's build small single family homes or patio homes. This section of our cities is already providing hundreds of townhomes that will be built shortly.
If you do not want to continue to see this area overrun with high density housing, you have to leave feedback on the general plan website and contact your city council representatives.
Also don't forget the election is in a week and if this is not what you want in our future, don't continue to vote for the people that are welcoming these proposals into our cities. You have the power to say enough is enough.
