Through the first half of 2026, the median sales price of a single-family home increased in 13 of New Hampshire's 15 largest municipalities, underscoring the continued strength of the state's housing market. Statewide, the median sales price in the first half of the year reached $555,000, a 3.7% increase compared to the first half of 2025.

The strongest gains were seen in Rochester, Goffstown, Nashua, Bedford, and Laconia, where median prices climbed by more than 8%. Concord and Keene also posted solid increases of 7%, highlighting that home values continue to rise across much of the state despite modest improvements in housing inventory. Portsmouth, which had the highest median sales price among the state's largest municipalities, was the notable exception, recording a 12% decline from the first half of 2025.

The data underscores that housing market are complicated and what is true in one town may not be true in an adjacent community. Always check with a local REALTOR to better understand what are the unique housing trends in your community.
