The Putnam County Assessor's Office would like to provide an update regarding the volume of reappraisal inquiries received since notices were mailed earlier last week.

Our office is currently processing between 80 and 100 inquiries per day. All submissions are being reviewed in the order in which they were received. If you have already contacted our office, no further action is required at this time.

We appreciate the patience and understanding of Putnam County property owners as we work to address each inquiry thoroughly and equitably.

This notice is NOT a tax bill. The value shown is simply the county's estimate of what your property would sell for in today's real estate market.

The office of Steve Pierce, Putnam County Assessor of Property, wishes to inform residents that the mailing of 2026 reappraisal notices has been temporarily delayed.

During the final underwriting review, an issue was identified within the data. Out of an abundance of caution and our commitment to accuracy, the notices have been returned to underwriting so that the matter can be thoroughly reviewed and resolved before any notices are distributed to property owners.

The integrity of this process matters deeply to our office. Every Putnam County property owner deserves to receive information that is complete, correct, and fair. We will not compromise that standard.

A revised mailing date will be determined and communicated publicly as soon as it is confirmed. We encourage residents to follow this page for all official updates related to the 2026 reappraisal.

We appreciate your patience and understanding as we work to get this right.

We understand why this question is being asked.

When a reappraisal notice shows an increase in property value, many property owners assume that a higher tax bill will automatically follow. Under Tennessee law, that is not necessarily the case.

Reappraisal is intended to bring property values in line with current market conditions. A property tax bill is calculated using two factors: the assessed value of the property and the tax rate. While reappraisal affects assessed value, the tax rate is established separately by the Putnam County Commission after reappraisal is complete.

State law also requires the calculation of a Certified Tax Rate (CTR). The CTR is designed to produce the same overall revenue as before the reappraisal, subject to certain legal adjustments. For that reason, a higher appraised value does not automatically result in higher overall tax revenue.

Individual tax bills may increase, decrease, or remain similar depending on how a property’s value changed compared to others across the county.

Our office will continue to share information to help property owners better understand the reappraisal and tax rate process.This is a concern we hear from many property owners.
