This one was meant to be. ♥️
I got a call from a woman sitting in front of my real estate sign at a different house. She was looking for a rental. Unfortunately the house she was in front of was for sale, and over a million dollars. But she talked, and I listened. She was nervous because she had a tight timeline to find a new place. She had to be out of where she was living by the end of May. She wanted to buy, but wasn’t sure if she would qualify on her own, and thought her only option at that point might be to rent.
Enter David Pereira at Troy City Mortgage who worked his magic quickly, and she was pre-approved the next day. Her and I started scouring MLS, and sent this gem to each other at the same time. 💎
This isn’t an easy market and we both had a really good feeling about this one. It’s the former Borden Farm estate, which had been converted to 6 condos, with most of the historic details preserved. And there was 1 unit left.
The next morning I logged in to MLS and it was gone. 😳 Withdrawn.
Quick phone call to the agent and we learned they withdrew it to do some renovations, and it would be back on the market when it was done. At a higher price of course. I asked them not to swing a hammer before we could see it as-is, and they kindly obliged. It was perfect for her just how it was.
And the stars kept aligning ✨
An FHA loan was in her best interest, but this association was not FHA approved. Dave was able to get a FHA “spot approval” for just this one unit. And it turns out that the listing agents in-laws are on my clients postal route. 📫 That was a really nice personal connection to discover along the way.
My client is now a very proud homeowner, and I couldn’t be happier for her. She called me the end of March and we closed today, with a few weeks to spare.
