The Town of Brookhaven Industrial Development Agency has approved an economic development package supporting the expansion of Integrated Structures, a North Bellport–based structural steel fabricator.

With this approval, Integrated Structures will acquire and renovate a 19,000-square-foot facility on Old Dock Road, allowing the company to expand operations, retain jobs locally, and create 11 new high-skilled manufacturing positions over the next two years. The new jobs are expected to pay an average salary of $80,000.

This investment strengthens Brookhaven’s manufacturing sector, keeps critical infrastructure work in New York, and reinforces the Town’s commitment to job creation and long-term economic growth.

BROOKHAVEN IDA CLOSES ON NEW HOLTSVILLE FACILITY FOR 4TH-GENERATION FAMILY-OWNED METALS BUSINESS FARMINGVILLE, NY (Nov. 6, 2025) – A fourth-generation family-owned, custom metal-
fabricating business will expand in Holtsville after the Town of Brookhaven Industrial Development
Agency (IDA) closed on a package of economic incentives. The closing was announced by Frederick C. Braun III, Chairman of the IDA.

The benefits package for 240 Blue Point Realty LLC/Coco Architectural Grilles and Metalcraft Co.
closed on Nov. 6. The project was approved by the IDA board on Sept. 17.

Coco, established in Manhattan in the early 1900s, is buying a vacant 16,000 square foot industrial building at 740 Blue Point Road in Holtsville that was formerly used by a packaging manufacturer.
Coco, which later moved to Nassau County, has occupied two neighboring buildings in Farmingdale since 2011.

The company, which has outgrown its existing leased space, considered a move to North Carolina, but decided to remain on Long Island, where it has a skilled 22-person workforce. It plans to add three jobs after the move to Holtsville. Employees earn from $47,000 to $71,000 annually.

The company, which manufactures custom metal products, mostly for the HVAC industry, serves
customers from the Hamptons to Manhattan. It does laser cutting, die casting, welding, and finishing of aluminum, brass, bronze, stainless steel, and steel.

“We are pleased to help keep manufacturing on Long Island, and in particular in the Town of
Brookhaven,” said Braun. “It's nice to see a family business, especially one that wants to stay local,
work with us.”

BROOKHAVEN INDUSTRIAL DEVELOPMENT AGENCY CLOSES ON RENTAL SENIOR HOUSING COMMUNITY PROPOSED FOR EAST MORICHES SITE

FARMINGVILLE, NY (October 9, 2025) – Frederick C. Braun III, Chairman of the Town of Brookhaven Industrial Development Agency (IDA) announced that the agency has closed on a package of economic incentives for a proposed 70-unit rental Senior Housing Community, to include both affordable and workforce housing, in East Moriches.

The benefits package for The Preserve at East Moriches LLC., of Hauppauge, closed on Sept. 30. The $25 million project was approved by the IDA board on October 16, 2024.
The Northwind Group plans to build the complex, to be known as The Preserve at East Moriches, on a 22.32-acre vacant, wooded site.

The project will be located at 91 Montauk Highway, East Moriches and will include a 1,200 square-foot community building, totaling 137,558 square feet. The community will also feature walking paths and several outdoor recreation areas to include horseshoe pits and picnic tables. Seven apartments will be designated as affordable housing for residents whose incomes are at or below 80 percent of the area median income (AMI) according to household size for the Nassau-Suffolk primary metropolitan statistical area, and seven apartments will be designated as workforce housing for residents whose incomes are at or below 120 percent of AMI. There will be 13 apartment buildings and a 1,200-square-foot community center.

“This project, when built, will be a welcome addition to the housing options of East Moriches,” Braun said. “We are excited to assist with this project”.
