DEADLINE APPROACH FOR SENIOR AND VETERAN EXEMPTION PROGRAMS

Larimer County Assessor Bob Overbeck is reminding property owners that the deadline for filing late applications for key tax-saving programs is approaching.

Deadlines are approaching to apply for tax-saving programs for property owners in Larimer County: The Senior Homestead Exemption and the Disabled Veteran Exemption.

The programs have different August 2026 application deadlines. Taxpayers who apply for the programs before the deadline are still eligible for processing and review for 2026.

Program Deadlines:
- Senior Homestead Exemption: Aug. 17, 2026
- Veteran Exemption: August 3, 2026

The statutory deadline for each of these programs falls on a weekend in 2026, and applications that are received [or postmarked if mailed] after the deadline can be denied.

DELINQUENT PROPERTY TAX STATEMENTS TO BE MAILED THIS WEEK

The Larimer County Treasurer’s Office announces that delinquent property tax statements for the 2025 tax year payable in 2026 will begin arriving in mailboxes this week.

Property owners who made payments after July 6, 2026, may still receive a delinquent notice due to processing and mailing timelines.

Treasurer & Public Trustee Irene Josey reminds residents that delinquent interest began accruing on April 30 for property owners who have not made any payments. Those who submitted a first-half payment but missed the second-half deadline began accruing interest as of June 16. Interest accrues at a rate of 1% per month or any part of a month, as outlined in the Colorado Revised Statutes.

All mortgage company payments have been processed and posted.

The Larimer County Tax Lien Sale is scheduled for November 19, 2026. This annual sale ensures the collection of unpaid taxes, which fund essential services including public health, fire protection, law enforcement, and local government operations. The timely collection of property taxes is critical for the continued delivery of these services.

For property owners who do not escrow their property taxes through their mortgage lender but would like assistance setting aside funds for future tax payments, you may wish to consider EquiPay, a third-party self-escrow service.
