Next week, our office will begin our cyclical reassessment for 2026. Below are the areas to be inspected this year.

During citywide reassessments, assessors physically inspect each property to ensure that records are correct. Inspection accomplishes the gathering of data to value the property. For example, does the property still have a free-standing garage and an in-ground pool? Is the building on this property still 1,200 square feet or has it increased or decreased in size?

By confirming this information, assessors can ensure properties are uniformly valued. Assessing officials will re-assess approximately 25% of the parcels in their jurisdiction each year over a four-year time frame.

"Some serious structural defects can result in a lower assessment, Camp said. They include a crumbling foundation, a leaking roof and siding falling off the house. Homeowners must provide proof to successfully reduce their assessments.

That information can be used in the appeals process.

O’Day noted that this week’s property assessment mailings include a QR code in the upper right corner of the first page. The property’s owner may take a photo of the symbol with their cellphone to access the property record card on file with the county

“We need your help to make sure the characteristics on your property record card are accurate,” she said, adding officials don’t want anyone to overpay.

Those who don’t have computer access may call the Allen County Assessor’s office to discuss concerns with a staff member, O’Day said.

Wayne Township taxpayers might be surprised to learn that Camp also doesn’t mind when residents want to discuss how the numbers are determined. When one homeowner’s property value is more accurate, he said, values for all parcels in the neighborhood are more accurate."

The deadline for appeals is June 15. The Form 130, the required filing, can be found at www.allencounty.in.gov/792/Appeals.

Thanks to The Journal Gazette for highlighting the property assessment and tax process this weekend!

"Put in simple terms: Property owners each pay part of Allen County government’s cost of doing business. Determining who pays how much of that tab is the complicated part. The multistep procedure starts with an assessor before heading to the auditor, then to the state and finally to the county treasurer’s office.

The final result of that process landed in local residents’ mailboxes in April in a white envelope with bright red letters announcing: Tax Statement Enclosed. Those payments are due in the spring and fall of this year.

The white envelopes that arrived this week are marked with a thick black stripe labeling them as 2026 Dated Form 11 Assessment Notice. This year’s assessment will help determine the amount of next year’s tax bill. But now is the time to review those assessments closely."

As Form 11 Notice of Assessments are arriving in mailboxes, there are a few quick notes.

• Residential properties only receive a Form 11 if the assessed value increases $100 or more.
• Countywide, there were 23,000 fewer Form 11’s mailed compared to last year – a sign that the real estate market is stabilizing and that assessments are being done with care and attention.

If you receive a Form 11, please take a moment to review your assessed value and your property details. If something does not seem quite right, reach out to our office.
