Magnolia Hall is 11 homes on 12 acres, built around the William S. Campbell House, an 1840 Italianate mansion on the National Register of Historic Homes.
Six years ago, Bernie Butler of D9 Development and Dudley Smith of CPS Land started the work to save it. The answer was to give the mansion 11 neighbors, all approved by Franklin’s Historic Zoning Commission, all built to historic standards, all on a private 12-acre community.
Every home has a 10-foot wide front porch, a 3-car garage, an elevator, and one-level living for the multiple generations to come. The community has a 2-acre spring-fed stocked lake, a 4-acre landscaped park, a walking trail, and a 12-minute walk to Main Street Franklin.
Price range: $6.5M – $8.5M. First three homes move-in ready Spring 2026. The other six within 18 months.
This is the only place of its kind in the Historic District. There will never be another.
