GERMAN TOWNSHIP RESIDENTS BE AWARE!

🚨 SCAM ALERT 🚨

A resident reported receiving a phone call from someone claiming to be with AES Ohio. The caller stated that due to Archer Energy being acquired by Direct Energy, the resident was required to pay $900 immediately to cancel her Archer contract or her electric service would be disconnected later that same day.

This is a scam.

After verifying the information with an energy industry representative, it was confirmed that there is no known acquisition involving Archer Energy that would result in customers needing to make immediate payments. Additionally, if a supplier were acquired, existing contracts would still be honored. AES Ohio would only disconnect service for nonpayment of a customer’s actual electric bill.

Remember:
⚠️ Utility companies do not typically demand immediate payment over the phone.
⚠️ Scammers often create a sense of urgency to pressure victims into paying.
⚠️ Never provide payment or personal information to unsolicited callers.
⚠️ If you receive a suspicious call, hang up and contact your utility company directly using a verified phone number.

NOTICE IS HEREBY GIVEN that the German Township Board of Zoning
Appeals will hold a Public Hearing on Case Nos. 2026-03V, 2026-04V, and
2026-05V, filed by Reinke Group, Inc., on behalf of Shawn C. Sumner,
property owner, and Logan and Brianna Joiner, prospective purchasers, for
property located at State Route 725, Germantown, Ohio, Parcel ID D14-00711-
0085. The property is further described as being part of Section 07, Township
3, Range 4 East, German Township, Montgomery County, Ohio.
The Applicants are requesting a variance from Article 8, Standards, Section
804.02(2A) of the German Township Zoning Resolution, which requires a
minimum lot frontage of four hundred fifty (450) feet for parcels eight (8)
acres or more unless a lesser frontage is approved by the Board.
The Applicants are also requesting a variance from Article 8, Standards,
Section 804.02(1) of the German Township Zoning Resolution, which requires a
minimum lot area of twenty (20) acres, as the proposed parcel would contain
approximately 8.8842 acres.
In addition, the Applicants are requesting a variance from Article 38, Standards,
Section 3801(H)(2) of the German Township Zoning Resolution, which states
that a residential driveway shall not exceed one thousand (1,000) feet in
length.
The Applicants propose to construct a new single-family residence and barn on
the property.
The Public Hearing will be held on Tuesday, June 9, 2026, at 7:00 p.m. at the
German Township Administration Building, 12102 State Route 725 West,
Germantown, Ohio.

⚠️ Scam Alert – Stay Vigilant ⚠️

The Montgomery County Sheriff's Office is continuing to alert residents about an ongoing scam involving fraudulent phone calls related to jury duty and court appearances. Reports of this scam persist across the region, with scammers using new tactics to appear more credible.

In recent cases, callers are falsely identifying themselves as MCSO Sgt. Scott Mullins and are using the phone number 937-355-5532. They claim the resident has missed jury duty or a scheduled court appearance and must pay a fine immediately to avoid arrest.

Victims are often pressured to make payments through platforms such as PayPal, Apple Pay, money orders, or other electronic methods. Scammers may also use caller ID spoofing and real employee names to make the calls appear legitimate.

"These scams continue to evolve, but the goal remains the same—to create urgency and pressure individuals into sending money," said Sheriff Rob Streck. "The Montgomery County Sheriff's Office will never call you to demand payment or threaten arrest for missed jury duty or court-related matters."

Residents should remain cautious of unsolicited calls requesting immediate payment or personal information. If you receive a suspicious call, take a moment to verify the information through official channels before taking any action. The Sheriff's Office also encourages residents to continue sharing this information with others, as awareness is key to preventing further victimization.

Notice is hereby given that the German Township Board of Zoning Appeals will hold a Public Hearing on Case No. 2026-02V, filed by Joe and Regina Hembree, for property located at 10496 Eby Road, Germantown, Ohio, Parcel ID D14-00912-0016. The property is further described as being part of Section 30, Township 2, Range 5E, German Township, Montgomery County, Ohio.
The applicants are requesting a variance from Article 8, Standards, Section 804.02(2C) of the German Township Zoning Resolution, which states that minimum lot frontage requirements for parcels less than four (4) acres shall be 250 feet, unless a lesser frontage is permitted by the Board. The current home on the property, which is not livable, will be demolished. The applicants plan to construct a new home farther back on the property where the lot width is 210 feet.
