PUBLIC NOTICE
GERMAN TOWNSHIP BOARD OF ZONING APPEALS
12102 State Route 725 West
Germantown, Ohio 45327

Notice is hereby given that the German Township Board of Zoning Appeals will hold a public hearing on Case No. 2026-05V, filed by Joe and Regina Hembree, regarding property located at 10496 Eby Road, Germantown, Ohio, Parcel ID D14-00912-0016. The property is further described as being part of Section 30, Township 2, Range 5 East, German Township, Montgomery County, Ohio.
The applicants are requesting a variance from Article 38, Section 3804(F) – Standards of the German Township Zoning Resolution, which provides that:
"An accessory building may be erected detached from the principal building. Except as provided in Article 39, Section 3905(B), no detached accessory building shall be erected in any required yard or court, except a rear yard, and shall not occupy more than thirty-five (35) percent of the area of the required rear yard."
The requested variance would permit the construction of a detached accessory building in a location that does not comply with the requirements of Article 38, Section 3804(F).
The public hearing will be held on Tuesday, August 11, 2026, at 7:00 p.m. at the German Township Administration Building, 12102 State Route 725 West, Germantown, Ohio.
A complete copy of the variance application is available for public inspection by contacting Janet Burton, German Township Zoning Inspector, at (937) 855-7882 during normal business hours.
All interested persons are invited to attend and will be given an opportunity to be heard. All hearings of the German Township Board of Zoning Appeals are open to the public.
