is expanding housing options to meet the needs of a growing community.

Multifamily housing was the focus of a panel discussion at our quarterly Real Estate Breakfast. Class A multifamily units in Greenville have an occupancy rate of around 94.5% and demand continues to grow.

“The challenge isn’t simply to build more units,” said Jared Hartzell, chief development officer of GCEDC. “It’s to create the right housing at the right price points, in the right locations, while maintaining the quality of place that makes people want to live here.”

City planners are directing new housing to the City's major corridors. “It’s kind of a common-sense approach to developing our city, where we’re guiding that density toward the areas that can handle it the best and protecting the areas that are a little more sensitive,” said Barrett Armstrong, Principal of City of Greenville, South Carolina Government’s Long Range Planning Division.

The South Carolina Ports Authority's Inland Port Greer plays a central role in how product moves in and out of the Upstate. Built in 2013, the rail served port generates $44 million in economic annual impact, works with more than 150 companies across the Southeastern U.S, and is yet another advantage for area businesses.

“What began as a strategic investment for key local clients 13 years ago, has grown into a critical asset for the entire Southeastern supply chain,” said Micah Mallace, SC Ports President and CEO.

We had a pleasure of touring the Inland Port and learning about its most recent expansion: a $55 million investment completed last year to increase the port's cargo capacity in anticipation for future growth.

"This is the era of YOLO. Uncertainty is the new baseline," said Tom Barkin, president and CEO of the Federal Reserve Bank of Richmond to Greenville Chamber members. Barkin believes the "Enjoy now" mentality is helping our economy beat the odds.

During a keynote address, Barkin said economic indicators that typically signal a recession - geopolitical upheaval, stubborn inflation, disruptive technology - have had minimal impact on consumer spending.

He declared it, "The mystery of our economy's remarkable resilience." While he didn't claim to solve it, he did offer his analysis and a few clues, "hoping that Sherlock Holmes wouldn't have judged them as elementary." 🔍🕵🏼‍♂️

🏖️🕶️🩳 “I am elated.” said Mayor Knox White about attracting Faherty Brand, a national lifestyle and apparel retailer and other soon-to-be-announced shops. “We have about three more lined up to come in, the stores are on everyone’s list of ‘I want this in Greenville.’”

Faherty will open at 200 North Main Street in early 2027, adding to the brand’s existing South Carolina locations in Charleston and Kiawah Island.👏🏽🛍️

“The goal is to make this end of Main Street really solid shopping,” White said. “We are going to be a top shopping destination in South Carolina with these brands and locals in there too.”

The space — currently occupied by Dapper Dog Dapper Dog Greenville serving as a placeholder for the building’s owner, an entrepreneur with online pet businesses who established a brick-and-mortar presence on the ground floor.

Expressing economic optimism, investing in infrastructure and honoring our mayor. The annual State of Greenville event hosted by Greenville Chamber included praise from a regional president of the Federal Reserve Bank. "Greenville’s killing it,” he said, calling us one of the handful of thriving cities in the southeast with remarkable resilience.

“Greenville is now a place that is attractive to young people," added Mayor Knox White during a panel discussion, reflecting on the City's investment in jobs and quality of life. "It was not that long ago that children who were raised here left and did come back. That’s not the case now. They see Greenville as a place of opportunity,” White said.

Auro Hotels honored Mayor White with the Butch Kirven Excellence in Public Service Award, saying his vision for downtown shaped their investments, beginning with the Hyatt Regency Greenville. "Bringing vibrancy to North Main, then Camperdown Greenville and the AC Hotel Greenville, and now our most recent announcement, the JW Marriott at the future Falls Park Conference District.”

The Mayor was joined on state by County Council Chairman Benton Blount. City Council members Wil Brasington, John DeWorken and Tina Belge were in attendance.

Regional forces unite. 💪🏽 The Upstate SC Alliance is a public-private regional economic development organization headquartered in .

It markets the ten counties of northwestern South Carolina—Abbeville, Anderson, Cherokee, Greenville, Greenwood, Laurens, Oconee, Pickens, Spartanburg, and Union—to attract global business investment, talent, and economic growth.

Upstate Alliance President and CEO John Lummus presented an annual update to Greenville City Council this week. Lummus said in the past 5 years the region has seen $18.8 billion in capital investment and 28,660 new jobs.

We've welcomed 21 new companies in the past year including GNQ Insilico, a leader in AI and computing for healthcare. Lummus also highlighted the success SEUS summit that promotes trade between Canadian Provences and the southeast United States.

"Great destinations attract great brands," said Auro Hotels President and CEO DJ Rama announcing South Carolina's first JW Marriott. 👏🏽

Auro will transform the former Bowater building and adjacent parking garage at Falls Park into a 335-room luxury hotel. With only 35 JW Marriott hotels in the United States, Greenville joins a select group.

“Bringing JW Marriott to South Carolina is an important moment for our brand,” said Bruce Rohr, Vice President & Global Brand Leader, JW Marriott. “As we continue to grow in destinations that offer a strong sense of place and connection, Greenville stood out immediately. There is an authenticity to the city, a deep appreciation for its natural surroundings, and a clear vision for its
future that aligns closely with the values of JW Marriott."

The hotel is part of a broader partnership among Auro Hotels, City of Greenville, South Carolina Government, and master developer The Furman Co. to create the Falls Park Conference District. Centered around a cityowned conference center, the district will also include structured parking, residential and office space, retail, and expanded public green space connecting to Falls Park.

Upon opening, the hotel is expected to employ approximately 175 associates. Pending final approvals, construction is anticipated to begin in mid-2027, with an estimated construction timeline of 18 to 24 months.
