๐ July 2026 Southeast Texas Real Estate Market Update
Yes, I know itโs September. ๐ Consider this your better-late-than-never July market update! Between the market numbers arriving a little later than usual and me sneaking away on vacation, weโre about two weeks behind schedule. But the numbers are still worth talking about!
July showed us a Southeast Texas housing market with more choices, continued buyer activity, and plenty of homes still moving.
๐ก Jefferson County: 196 homes sold with a median price of $220,000, up 3.8% from last July. Homes also moved 16 days faster than a year ago.
๐ Beaumont: Median price reached $210,000, up 5.8% year over year, with 5.5 months of inventory.
๐ Nederland: 30 homes sold, up 25% from last July, and homes averaged only 45 total days from listing to closing. NED JULY 26.pdf
๐ Port Neches: Median price increased 10.1% year over year to $217,500, with homes spending an average of only 11 days on the market before going under contract.
๐ Groves: Median price was $189,000, with 2.1 months of inventory. Homes here took longer, averaging 124 total days from listing to closing.
What does all of this mean for you?
๐ Buyers: You have more choices and more room to negotiate, but well-priced homes can still move FAST.
๐ Sellers: Buyers are absolutely still buying, but they have options. Pricing, condition, preparation, and marketing matter more than ever.
And with more than $100 MILLION in pending sales volume, thereโs still plenty of activity happening behind the scenes as we head toward fall.
The biggest takeaway? Real estate is LOCAL. Whatโs happening across Southeast Texas isnโt necessarily whatโs happening in your city, neighborhood, or price range.
