šŸ“¢ Legislative Session 2026 Update from Assessor Tab Troxler:

Senate Bill 88, authored by Senator Greg Miller, proposes a potential increase to the Homestead Exemption that could have a significant impact for homeowners in St. Charles Parish. If approved, this constitutional amendment would allow the Parish Council to increase the Homestead Exemption from the current $7,500 assessed value to as much as $22,500.

What does that mean for you?
šŸ‘‰ Potential annual property tax savings could increase from around $750 to more than $2,250 for primary residences. This measure must first receive a two-thirds vote in both the House and Senate and be signed by the governor. If that occurs, it will then appear on the November 2026 statewide ballot for voters to decide.

New Online Mapping Interface Now Available šŸ—ŗļø

The St. Charles Parish Assessor’s Office has launched a new interactive GIS map that makes it easier to explore property information across the parish.

Using the map, you can:
• Search for properties by address or parcel number
• View aerial imagery and parcel boundaries
• Access property details directly
• Explore street-level imagery and other location tools

The system provides public access to geographic and property data through an interactive map interface, no account or login required.

A mill is one-tenth of a cent, or $1 in taxes for every $1,000 of assessed value. For 2025, St. Charles Parish had a total Taxable Assessed Value of $2,567,923,345. That means 1 mill generates approximately $2,567,923 in property taxes parishwide.

So when millage rates are discussed at public meetings, this helps show the real-world impact:
• ½ mill ā‰ˆ $1.28 million
• 2 mills ā‰ˆ $5.13 million
• 5 mills ā‰ˆ $12.84 million

Millage rates are set by individual taxing bodies (Parish Government, School Board, Sheriff, etc.), not by the assessor’s office. Our role is to determine fair market value and maintain the tax roll, the official list of all taxable property.

Homestead Exemption Card Delay Notice šŸ“¬

Homestead Exemption cards will be mailed later than usual this year. The delay is due to a Jan. 28 meeting of the Louisiana Tax Commission, where members will vote on whether to approve a cost-of-living increase to the income limit for age 65+ assessment freeze eligibility.

This will not affect your ability to apply or re-certify for a homestead exemption. We are waiting to include the updated information on the card, as this is one of only two times per non-reassessment calendar year the assessor's office sends mass mailers. Cards will go to print shortly after the income limit has been set.

If you’re a senior, a disabled homeowner or veteran, or a first responder, you may qualify for a special assessment level (commonly called a ā€œfreezeā€) or an additional homestead exemption. These programs can help stabilize your property taxes, but you have to apply.
