Since 1977, The Manor in Hamilton has offered 60 affordable apartments to seniors who would be unable to afford rent elsewhere locally. After nearly 50 years, the property needed significant capital improvements to address accessibility and fire suppression system updates, energy efficiency and other upgrades to enhance the quality of life of its residents. The Manor was also at risk of losing a vital HUD Housing Assistance Payment contract providing essential rental subsidies for the lower-income seniors who live there.
Toward that end, Commerce and the Montana Board of Housing provided a range of resources for the rehab project, including:
✅ $6.5 million in tax-exempt bonds
✅ $415,321 in 10-year in Housing Credit Equity
✅ $1.9 million in federal HOME funds
✅ $1,450,000 in federal Housing Trust Fund, and
✅ $750,000 in Community Development Block Grant funds
At the recent grand re-opening celebration, our housing team spoke with many residents, who were very pleased with their newly upgraded homes. Supporting projects like The Manor is their mission, and we’re proud of the collaborative work they’ve done to ensure Hamilton’s seniors have a safe and affordable place to call home.
