After welcoming its first tenants earlier this summer, a new, all-affordable, all-senior rental apartment complex is continuing to accept applicants.

Located at the site of the former Aiea Sugar Mill, the 140-unit Aloha Iā Hālewilikō project targets households earning between 30 percent and 60 percent of Area Median Income (AMI).

Using the calculations determined by the U.S. Department of Housing and Urban Development (HUD), rent is estimated to be between $729 and $1,627 monthly.

The project was developed by the nonprofit EAH Housing. The Hawaiʻi Housing Finance and Development provided key financial assistance that included tax credits and low-interest loans.

Among the outdoor features of the project are a centrally located multipurpose room. EAH has partnered with nonprofit Lanakila Pacific to provide dedicated kupuna services such as meal distribution, digital literacy programs and healthy living support.

New affordable rentals are now available in ʻEleʻEle on Kauaʻi!

Kai Olino I and II now taking applications

Applications are currently being accepted for newly built affordable rental apartments in the sprawling Kai Olino project community in the ʻEleʻele section of Kauaʻi that overlooks Hanapēpē Bay at the Port Allen Commercial Pier.

Both segments give priority to households earning 30% to 100% of area median income (AMI) with priority is given to local teachers and essential workers.

Kai Olino I consists of 48 units and Kai Olino II of 27 units, or 75 units combined, that will range in size from two to three bedrooms in size. Kai Olino is a LEED Platinum-certified community designed with sustainability, ensuring efficient resource usage and environmental harmony.

Ground was broken this morning on the 1,005-unit affordable sales Kuilei Place in Moʻilʻili. Governor Josh Green and Hawaiʻi Housing Finance and Development Corporation - HHFDC Executive Director Dean Minakami joined Kobayashi Group CEO Alana Kobayashi Pakkala, Honolulu Mayor Rick Blangiardi, Council Chairman Tommy Waters and others to celebrate the occasion.

Sixty percent of the units are designated as either affordable or workforce housing, between 80% and 140% of Area Median Income. The targeted group includes first-time homebuyers in careers that are in high demand such as teachers and nurses. Governor Josh Green, M.D., and other government officials joined the developers of the Ililani condominium project to celebrate the completion of the 328-unit project in downtown Kaka’ako on Friday, May 17.

Ililani boasts 328 total units, with 197 deemed affordable one- and two-bedroom apartments. The development at Keawe and Pohukaina streets provides crucial housing opportunities for local families in the heart of one of the fastest growing neighborhoods on Oʻahu.

“Making housing more affordable for working class families so they can realize their dream of owning their first home is so heartwarming and will go a long way in addressing the affordable housing crisis,” Green said.

The Hawaiʻi Housing Finance and Development Corporation reviewed, approved and transmitted the developer’s application requesting exemptions from several developer fees and charges to the Honolulu City Council, which subsequently approved the exemptions. Similarly, a number of exemptions from zoning and land-use regulations were granted with the concurrence of the state Hawaiʻi Community Development Authority.

Despite the challenges posed by the COVID-19 pandemic and the recent surge in mortgage rates, developer and local architect Kenneth Chang and his team worked tirelessly with HHFDC to bring this project to fruition.

Prices for one-bedroom units start at $477,500 and two-bedroom units cost as little as $582,100. Fourteen units remain available for purchase – 10 of them affordable and four of them market. Interested buyers can find more information at https://liveililani.com/.

The grand opening featured a Hawaiian blessing and untying of a maile lei led by Kahu Kordell Kekoa.

“We are thrilled to unveil Ililani, which will help families live and thrive in the community they call home,” Chang said. “This development is a testament to what we can accomplish when we work together to address the pressing issue of affordable housing.
