Heads up, Hopkins commuters: Westbound Excelsior Boulevard at Blake Road will be closed on Monday, April 11, and Tuesday, April 12, for water main work related to the redevelopment at Blake and Excelsior. The detour for westbound traffic will be Blake Road to 2nd Street to Jackson Avenue.

Additionally, TC&W Railroad will be conducting a first responder training in Hopkins on Tuesday, April 12. The drills will be happening near the METRO Green Line Extension project’s construction area. People should expect to see emergency equipment and personnel near the TC&W tracks during the training.

Trilogy Real Estate Group is hosting an in-person neighborhood meeting to discuss the current status of the Blake Road Station project and the design for Site B with the public on Tuesday, March 8, from 6 to 7:30 p.m., in the main lobby of 43 Hoops, located at 1002 2nd Street NE.

Project Background:

The Blake Road Station project is the redevelopment of 7.4 acres of land located in the northwest quadrant of Excelsior Boulevard and Blake Road into a three phase, mixed-use residential and commercial development adjacent to the future Blake Road Metro Green Line Extension Transit Station.

In August 2021, the City Council approved Trilogy Real Estate Group's overall rezoning and planned unit development requests along with site plan for the first phase of the development (Site A). Construction on the first building began in December 2021.

The applicant now seeks planned unit development (PUD) amendment and site plan review approvals for the second phase (Site B) of the Blake Road Station development. The plans for Site B include a 7-story, commercial and residential mixed-use multiple unit apartment building located at the northwest corner of Excelsior Boulevard and Blake Road. The building will include 250 residential units, 10,000 square feet of commercial space and 339 enclosed parking spaces to serve both the commercial and residential uses.

Alatus, the development partner selected by the City of Hopkins and the Minnehaha Creek Watershed District (MCWD) to lead a transformative redevelopment of about 13 acres of the site at 325 Blake Road, is hosting a neighborhood meeting to discuss the project on Monday, November 15, at 6:30 pm at 43 Hoops Basketball Academy (1002 2nd Street NE).

Alatus has submitted plans to the City of Hopkins for their project, which will include 761 units of varying types of housing, retail and commercial space and public gathering areas. The project plans are scheduled to be considered by the Planning and Zoning Commission on November 23 and the City Council on December 7.

MCWD will also be present at the neighborhood meeting to talk about its stormwater and Minnehaha Creek Greenway expansion and restoration project on the site. Based on community ideas generated at this spring and summer’s listening sessions and open houses, MCWD has produced designs ready for public feedback.

The Minnehaha Creek Watershed District is seeking applicants for their Citizens Advisory Committee.

The Citizen Advisory Committee is a resident-led volunteer advisory group to the Watershed District, assisting the Board of Managers on matters affecting the interests of the District such as providing feedback on strategic initiatives, organizational plans and policy priorities.

The City of Hopkins and the Minnehaha Creek Watershed District are partnering on the restoration and redevelopment of the property at 325 Blake Road and have selected Alatus as a development partner to create a sustainable, water focused, transit-oriented neighborhood.

Alatus will share their proposed concept plans, listen to feedback and answer questions at a neighborhood meeting on Thursday, August 19, between 6:30 to 8 p.m., at the Cottageville Park Pavilion.

Minnehaha Creek Watershed District (MCWD) and the City of Hopkins are partnering on the restoration and redevelopment of the property at 325 Blake Road. MCWD is continuing to plan improvements for the natural space along Minnehaha Creek at the site.

Join us at a virtual public meeting on June 30 or in-person on July 7, where we will share early design ideas for the natural space, and seek the community’s ideas about this work.
