Chicago DPA = Chicago’s Down Payment Assistance Program, run by the Chicago Department of Housing (DOH). It gives grant money to help buyers cover:
- Down payment
- Closing costs
- Prepaid expenses
This is not a loan — it’s grant assistance tied to income limits.
Chicago DPA typically provides:
- $10,000
- $15,000
- $20,000
The amount depends on:
- Income
- Household size
- Mortgage type
- Neighborhood
- Funding cycle
These funds stack with IHDA, FHA, HomeReady, Home Possible, and even HCV Homeownership.
Chicago DPA is for:
- First‑time homebuyers
- Buyers purchasing inside Chicago city limits
- Buyers under income limits (usually 80%–140% AMI depending on program)
- Buyers completing HUD‑approved homebuyer education
- Buyers using an approved lender
It works extremely well for:
- Reentry
- Transitional housing
- Homelessness recovery
- Low‑income buyers
- Voucher holders
- Buyers using FHA or conventional 3% down
Chicago DPA is accessed through:
- Chicago Department of Housing (DOH)
- Approved lenders
- NHS Chicago
- Chicago Community Land Trust. (CCLT)HUD‑approved counseling agencies
You cannot apply directly through the city without a participating lender.
Chicago DPA is one of the only programs that:
- Accepts FHA
- Accepts low credit
- Accepts low income
- Accepts non‑traditional credit
- Works with voucher holders
- Works with federal grants
- Works with rehab programs
- Works with ARO + CCLT units
It is the fastest path from instability → homeownership inside Chicago.
