The town of Union Vale is promoting that the new proposed zoning changes will be for neighborhood mom and Pop stores. Please understand that that is not what is currently being proposed.
TONIGHT is the Public Hearing and Town Board meeting where Zoning changes in Union Vale will be discussed, and likely, voted on. If you are concerned about INCREASED TRAFFIC, INCREASED STUDENT ENROLLMENT, CHANGES TO OUR NATURAL LANDSCAPE, ETC. You MUST SPEAK UP!!! Below, are some of the projects being considered.
The agendas and a Resolution for tonight's UV Town meetings are posted on the UV Town website and attached below for easy reference.

*According to recent Planning Board minutes, here are some of the projects which have been proposed for the area or are in the works. This should be part of the discussion at the upcoming Public Hearing on Town Code changes.
Cross Orchard apartments complex proposed by Mac and Buck LLC: March 2019 Planning Board - Mr. Lynch (their engineer) explained that he made a presentation before the Town Board, regarding the proposed 125 unit town house complex his client is proposing, and the Town Board referred us to the Planning Board for Sketch Plat, for their opinion on the project.
Mr. Lynch explained that that the 25 +/- acre parcel on Route 55 sits directly across from Wisseman Road. The units will consist of 2 and 3 bedroom two story units, some with have garages underneath, some will not. The current code states in the TC district, that mixed use of residential and commercial are needed to be incorporated in any development in that district, that is why the applicant reached out to the Town Board and is requesting a Zoning change, for the applicants are proposing that there be no commercial and only residential, for the adjoining properties are only residential. There was a lot of discussion at the Planning Board, and the 125 number was kicked around and may change.
Damico Group Real Estate – parcel 587151, at the intersection of rt 55 and Bruzgul Road. The parcel is 36 acres, and is priced at $5 million.
The real estate listings for this parcel say the following:
• This is a tremendous opportunity to own 35.6 acres of town center zoned commercial land on route 55.
• The property is a corner lot in one of the fastest developing areas in all of New York State.
• The owner has multiple conforming plans for this property including a vineyard resort/ hotel and residences.
• This property is also suitable for special permit users, residential subdivision and land development, open area development, planned mixed-use development (PMUD).
• Ideal for enriched housing for the elderly, special permit use, nursing homes, and family day care homes.
So, the idea is to entice developers to establish a large number of buildings there, including many concentrated residential and commercial facilities.
Tree of Life Village LLC, owner Bob Ritter – June 2021 Planning Board meeting – re: Parcel Number 183585
Chairman Cartalemi invited the first applicant on the agenda to present proposed site plan.
Mr. Ritter, contractor for the property, began by giving a description of the landscape of the lot and what the intended use will be. The proposal was of a mixed use occupancy. First the retail building for a plant & tree nursey, that would be located in a barn structure. Mr Ritter indicated that from the road you will be able to see the barn, and further back there would be two structures to be used as multifamily homes. Mr. Ritter said he intends the multi-family structures to have an estate look rather than an apartment look to them, perhaps even adding carport features. Mr. Ritter indicated the multifamily buildings would contain a total of 8 apartments each a 1,000 sqft unit with 1 bedroom, 1 bath. The tenets he plans to appeal to would be for senior residents to occupy the first level apartments, and single/couple residents on the second floor. Mr. Ritter commented that this type of multifamily residence appeals to residents who are looking for long term homes but do not come with the same high level of property maintenance that most of the dwellings in Union Vale typically have. He also mentioned it might be beneficial in the long run as New York State is often looking to Town’s to create more multifamily residences. Mr. Ritter briefly went over the storm water plan & location of the trees.
Steve Arnold requested to subdivide parcel 621304 which is 28 acres on Bruzgul Road into 5 lots
Bonavenia Enterprise LLC – wants to divide parcel 437115: The applicant is proposing a 12 Lot Subdivision from existing 45.83-acre lot. Subdivision will include 10 two-family dwellings and a deli at the intersection of East Noxon & Clapp Hill Rd & a preexisting non- conforming commercial use located at the southern boundary.
Sparrow’s Nest , parcel ? - proposed new building on the corner of East Noxon Road & Clapp Hill Road in the TC District. Structure proposed to be 40’ x 100’ in the rear section for kitchen & 40’x 50’ in the front section for offices & event space. Not much new traffic here but maybe some.
ECS, parcel ? - a personal service training facility in Beekman that is proposing to construct a 2100 square foot exercise facility on a 1.8 acre parcel to better suit his clients. The current parcel is vacant land (existing lot of record), and meets the setbacks for the proposed project in the Town Center zoning district. The proposed building will be metal building with stone facade, paved driveway with 27 proposed parking spaces, which exceeds the 14 required. The hours of operation will be M-F 5am-9pm, with Saturday hours of 8am-4pm, Sundays closed. The owner estimates that there are an average of 200 clients per day, with peak time about 30 clients an hour, with up to three personal trainers.
