For seniors 65 and older, and for veterans with a disability/Gold Star Spouses, there are property tax breaks available, if you have not already applied and qualified.

The application deadline for seniors is July 15, to be eligible for 2026 (payable in 2027) exemptions. Qualifications are outlined in the link below:

Bent County Property Owners,

When tax notices arrive in your mailbox, you will notice that your taxes have increased from what they have been over the last couple of cycles. Here are a few reasons for the increase:

1. Temporary discounts have expired. For 2023 and 2024 tax years (paid in 2024 and 2025), the Colorado legislature provided a $55,000 reduction in value for residential properties and $30,000 for commercial properties. This helped lower property taxes for those two years, but is no longer in effect. Tax notices for 2025 (paid 2026) will reflect the full value of your property.

2. Local government and special districts have added property tax increases through ballot measures to fund services. For example: McClave School District voters voted to increase their mill levy to fund the building of a new facility.

3. Every two years, property in Colorado is reappraised. 2025 was a reappraisal year, and all property in the county was revalued. The residential assessment was based on comparable home sales from July 1, 2020 to June 30, 2024. Bent County saw an increase in residential values. A Notice of Valuation with updated values was sent to property owners on May 1, 2025. Property owners had the opportunity to appeal the new value during the protest period. The period for appeal of property values (not taxes) for 2026 is May 1 to June 8.

4. Two assessment rates on residential properties. In 2025, the state legislature implemented two rates, 7.05% for school and 6.25% for local governments, that apply to properties used for residential purposes. Both assessed values are incorporated into overall calculations for those properties’ taxes. In 2026, those rates will be 7.05% and 6.8%, respectively.
