There’s always confusion with Escrow. Please note that whether you are in escrow or not, we are required by law to send the property tax bills to the deeded owner. We do not bill mortgage companies. They reach out to us with their lists of parcels and submit a mass file and payment. Some lenders may only carry a few parcels in the County and don’t even reach out to us other than mailing in a check. Any parcels that we have received from a bank as being in escrow are marked IN ESCROW in a watermark diagonally across the bill. If you own multiple parcels and not all the bills say IN ESCROW, you need to contact your lender to see if they have missed them or if you need to pay them yourself. *It is imperative that you know how many parcels of land you own and who is paying them.

Also please keep in mind that a lot of banks use a third party company to handle their escrow payments, so even though your bank has sent off your tax payment, it hasn’t been sent here directly. If they use a larger third party company such as CoreLogic or Lereta, the payment we receive comes from them on behalf of the lenders. Though we ask that they have their file and payment submitted two weeks before the actual due date, some of them don’t until the week of.

Though we are more than happy to help you, communication with your lender really should be between you and them. They aren’t going to discuss your loan with us other than parcel numbers and amounts of the taxes, but we do understand that sometimes it’s impossible to get in touch with an actual human especially when your loan has been sold and you aren’t even sure who to call. We will do our best to help.

Form 11s (notice of Assessments for 2024) are being mailed today. These are what we will be paying taxes on next year. For any Assessment questions please contact the Assessor’s Office at 812-537-8809. I always recommend you stop by before the 45 day appeal deadline and ask them to go over your property record report with you.

Don’t forget the Spring Installment of property taxes is due May 10th. We will be closed Tuesday May 7th due to the Election.

If you’re mailing your payment, it must be postmarked by 5/10/2024 to be considered on time. Metered mail is only considered on time if it is received within 5 business days of the day it’s run through a postage machine (state law).

You can come pay in person with a check or cash Monday through Friday 8:30 to 4:30.

Drop box payments are considered on time if placed in the box by midnight.

Phone (855)-363-8071 and online www.dearborncounty.org payments are time stamped. They must be made before midnight.

A really big misconception is that you have to have a mortgage in order to have the Homestead Deduction. The Homestead Deduction is solely based on your home being your primary residence. If you are able to pay off your mortgage, do it. It will not affect your Property Taxes. Contact the Auditor’s office for more information.
