Construction has commenced for a new affordable housing complex in Silver Lake.

The Silver Lake Flats, to be located at 825 Hyperion Avenue, will consist of a six-story building featuring 105 apartments above ground-level parking.

Kevin Tsai Architecture is designing the approximately 77,000-square-foot building, which is described as being inspired by Southern California's courtyard housing tradition.

"A daylit central courtyard, private gardens, and shared outdoor spaces are designed to foster connection while creating a true sense of place for residents," reads a social media post describing the project.

The project will also include a rooftop deck, a community room, a yoga room, a children's playroom, common laundry facilities, and offices for resident services. Via Urbanize LA

Elysian Park is one of Los Angeles’ largest and most loved public parks, with approximately 548 acres of natural areas, trails, recreational spaces, and scenic views of the Los Angeles skyline. As the City’s oldest park, it has been a place for people to relax, play, exercise, gather, and connect with nature for generations. This planning effort is focused on helping Elysian Park continue to serve the community and thrive for many years to come.

The City of Los Angeles Department of Recreation and Parks has hired Michael Van Valkenburgh Associates and their team of consultants to prepare a new Master Plan for Elysian Park. The Master Plan will help guide future improvements and long-term care of the park. The plan will be informed by the park’s history, current conditions, technical studies, and community input, with a focus on improving environmental resilience and the overall visitor experience while protecting the qualities people already value and enjoy.

We are currently in the first phase of the planning process, which includes learning about the park through research, site analysis, and conversations with community members, park users, stakeholders, and City staff.

A key part of this work is hearing directly from the people who know and use Elysian Park. This short survey should take about 10 to 15 minutes to complete and asks about your experiences in the park, what you value most, where you see opportunities for improvement, and your hopes for the park’s future. Your feedback will help shape the Master Plan and ensure it reflects the needs and priorities of the community.

Your responses are anonymous and will only be used to help inform the Elysian Park Master Plan.

City Planning Commission approves 76 apartments at 2413 N. Silver Lake Boulevard (via Urbanize LA)

After a continuance, the Los Angeles City Planning Commission has signed off on plans to expand an apartment complex just off of Glendale Boulevard in Silver Lake.

The project at 2413 N. Silver Lake Boulevard, initiated in 2024, calls for redeveloping areas now improved with car ports to permit the construction of a 76 one-bedroom apartments along the western side of the property. Existing housing, a series of two-story structures containing 48 rent-stabilized apartments, are to remain.

DFH Architects is designing the project, include new landscaped spaces and walkways to separate the old construction from the new.

The three new buildings, which would stand four- and five-stories in height and sit above a combined 119 parking stalls. In exchange for density bonus incentives to permit the proposed scale and number of apartments, plans call for reserving six of the apartments as affordable housing at the very low-income level.

The project was previously considered at an April meeting of the Commission, but faced pushback from several existing tenants of the property, who expressed concerns with the maintenance of the existing housing at the property. The continuance was set to allow for City staff to provide additional information about the project's entitlements, potential transportation impacts, and construction impacts for existing tenants.

Delayed Silver Lake townhouses face new city orders (via )

Three long-delayed townhouses at 2800-2802 N. Glendale Blvd. face new Building & Safety orders to clear debris, excessive vegetation and similar materials, and obtain a supplemental work permit.

The latest orders mark another setback for the project, which has been in the works since 2017 and under construction since at least 2021. The Department of Building & Safety is requiring the owners to clean up the property and secure additional approval before work can continue.

In case of non-compliance, the Silver Lake Neighborhood Council is ready to send a letter urging the City Council Dist. 4 office to put pressure on the owner, according to Toni Wells of the neighborhood council's Urban Design and Preservation Committee.

The location has a long history of code enforcement notes that predates the current owners. Formerly the site of a gas station that was unsuccessfully nominated as a historic monument, the lot sat empty for nearly a decade before plans finally began moving forward for the three new homes.

It is not clear why the current project has bogged down. The head of the development company, Everelle Build Corp., most recently told The Eastsider it would be completed in 2024. But the developers have not commented on this latest order, the current timeline or the cause of the delay.
