For years, I thought I was the first.

First in my family to graduate high school. First to graduate college. First to build companies. First to sell one.

But I wasn’t really the first.

My mother was.

She came to this country with nothing. She found a live-in housekeeping job in the back of a newspaper and moved our family into a stranger’s home that same day.

She never taught me how to build a company.

She taught me something much more important:

You can be scared, uncertain and have absolutely no idea how it’s going to work — and still go.

That lesson followed me into every room I walked into and every company I built.

Sometimes the person who taught you how to go first never had the title, the company, the degree or the recognition.

They just went first at something else.

When I started lending, I only looked at the asset. It was easy. Stick to the numbers, check the box, move on.

Then I learned the hard way that an asset is only as good as the person running it.

Anyone can get lucky once. I don’t look for one-hit wonders anymore; I look for people who’ve done it repeatedly and know how to actually handle things when a deal gets messy.

Numbers don’t run deals. Underwrite the borrower, not just the paper.
