Many people looking to rent. Here are some tips to increase your chances of having your rental application accepted. Here are some suggestions:

1. Prepare your documents: Make sure you have all the necessary documents ready, such as identification, proof of income, references, and any other required paperwork. Having everything organized and readily available will demonstrate your preparedness to the landlord.

2. Show financial stability: Landlords often want tenants who can reliably pay rent. To showcase your financial stability, provide proof of steady income, such as pay stubs or bank statements. If you're self-employed or don't have traditional income, you might consider offering bank statements or tax returns to demonstrate your financial capacity.

3. Offer a strong rental history: If you have rented before, provide references from previous landlords to vouch for your reliability as a tenant. Highlight any positive feedback or experiences you've had in previous rental properties.

4. Provide a personal introduction: Why are you loving, maybe a brief statement with your application to introduce yourself to the landlord. This can help create a connection and demonstrate your sincerity. Mention why you're interested in the property, your commitment to taking care of it, and any relevant personal details that might make you stand out as a responsible tenant.

5. Offer a higher security deposit: If you're financially able, consider offering a slightly higher security deposit. This can help reassure the landlord of your commitment and can make your application more attractive compared to others.

Let's work together to STOP this attempt at violating tenants rights!

When Fresno passed a similar ordinance, many current owners sold their properties to get out of the rental business. This could reduce property values for all homeowners throughout the community, and we do not want the same thing to happen in Madera.

This ordinances are popping up everywhere, why? One word.... Actually, one symbol.... $ Yes, the mighty dollar. It's not anything else.

We are taxpayers, tenants, homeowners, business owners, visitors, tourists and shoppers;
As residents, parents, retirees, farmers, students, volunteers and good law-abiding members of the City of Madera community;
We ask our city leaders to STOP and not create this NEW Rental Registry and Mandatory Inspection based on 12 urgent reasons:
1. Economic harm will be caused to our local economy, to property owners, to tenants and to local businesses.
2. This "ordinance" as proposed opens the door for intrusive home inspections, a violation of our property rights. It provides a flagrant end-run around the U.S. Constitution and the Fourth Amendment's prohibition on unwarranted searches.
3. Homeowners will be burdened with paperwork, forms and multiple fees and will face inspections, fines starting at $1000, even if they abide by the law, but just if they don't register the rental with the city. Owners ALREADY register and pay a business license for each rental.
4.The collection of personal information is invasive and is available to anyone who asks for it, through the Freedom of Information Law (FOIL).
5. The Law will not achieve its intent to address "bad landlords", it's Mandatory an intrusion that can reveal very personal information about one’s religion, political beliefs, emotional or mental state, hobbies, sexual orientation, and/or gender identity. Needless to say, people shouldn’t lose their privacy rights just because they’re renting a property. To make matters worse, rental inspection reports are “public data.” There are existing laws that simply need continued and increased enforcement.
6. The Law targets homes without cause, city personnel can come into your home regardless if it is in the best condition and they are not coming in for FREE, there is a charge to "inspect"
7. Serious housing problems in Madera are mostly due to a minority of unscrupulous landlords. Affordable housing is scarce due to escalating real estate values. A Rental Registry cannot solve these problems.
8. This will add to the shortage of available rentals, as it is, there are very few vacancies, and possible landlords will not be motivated to buy rentals in Madera to avoid the additional expenses and paperwork to satisfy the "ordinance". It's a TAX.
9. The law offers no support to homeowners who inadvertently rent to bad tenants. In fact, the law allows for homeowners to be fined daily, and risk jail time until their bad tenant issue is resolved.
10. Essential support is already provided by code enforcement, YOU as a tenant have rights and can contact them if you are not able to get a prompt repair in your home. For FREE, code enforcement upon your invitation, will come to the home and assess the situation and you can believe, they will take action if homeowners don't comply. There are bad landlords, but this will TREAT all owners presumptively as criminals.
11.Transient, nightly lodging will dramatically increase in all hamlets under the Rental Registry Law and is permissible under existing laws. This unexpected consequence of the Rental Registry Law will create more turnover and traffic in our neighborhoods.
12. Renting has been a tradition in Madera. Local residents and second homeowners rent their homes to cover expenses, mortgages, college educations, retirement, and to just make ends meet. The Rental Registry Law will add a layer of bureaucracy that discourages all renting which will cause substantial hardship.
We demand our the elected legislative body of the City of Madera and Members of the City Council, they represent US, the citizens, not the government, they must permanently stop this overreaching, and that intelligent solutions be sought and implemented that support our community, protect our neighborhoods, incomes, quality of life, and uphold the U.S Constitution and the Bill of Rights.

Madera Citizens Against Rental ordinance of registration and inspection.
WHAT IS That we oppose?
The City of Madera Code Enforcement is proposing a NEW ordinance that would require all landlords in the city to register rental units in addition to the existing rental license with a fee that is already required, as well as requiring both exterior and interior inspections for each rental unit at a minimum of every year. This includes ALL RENTAL PROPERTY, including HOA and condo association communities. This page was created with several intentions in mind.
1) To educate people of the potentially devastating intended and unintended consequences of passing such an ordinance in our city.
2) To inform and organize those opposed to the ordinance.
3) To protect tenant's rights to privacy, search or entry without cause IS a violation of the 4th amendment!
3) To defeat the ordinance.
