⚠️🚨Please be aware🚨⚠️

There have been several reports of companies sending unsolicited letters in the mail offering to buy properties and vacant land throughout Jefferson County.

While some companies may be legitimate investors, residents should use caution before signing anything or sharing personal/property information.

Things to watch out for:
• High-pressure tactics or “limited time” offers
• Offers that seem too good to be true
• Requests to sign documents quickly without legal review
• Companies with little or no online presence or reviews
• Letters encouraging you to avoid using a local realtor, attorney, or title company
• Requests for upfront fees or sensitive personal information

Before agreeing to any land or property sale:
✔ Verify the company through the Indiana Secretary of State business search
✔ Speak with a trusted local realtor or attorney
✔ Use a reputable title company
✔ Research the actual market value of your property
✔ Never feel pressured to sign immediately

Scammers often target vacant land and inherited properties because owners may not closely monitor them.
