MHA RECEIVES HIGHEST PHAS SCORE IN MORE THAN A DECADE

Today, the Manhattan Housing Authority has received an official 2025 Public Housing Assessment System score of 79 from HUD - our highest score in more than a decade and a return to Standard Performer status.

This represents a 42-point improvement from MHA’s 2023 score of 37.

HUD also approved MHA’s appeal of its 2024 score, increasing it from 46 to 63 and removing the “troubled” designation.

Our recent progress:

• 2023: 37
• 2024: 63 after HUD’s appeal adjustment
• 2025: 79 — Standard Performer

PHAS measures the physical condition of public housing, financial health, management performance and the use of Capital Fund resources.

We know there is still work ahead. MHA will continue striving for better outcomes, stronger properties and more affordable housing for the Manhattan community. Our current occupancy is approximately 98%, and we are working to improve Capital Fund performance through the 2026–2030 Five-Year Action Plan and the Physical Needs Assessment being completed in 2026.

Progress does not mean the work is finished. But today, we want to pause and recognize how far MHA has come.

We thank our employees, residents, Board members, HUD and the Kansas City Field Office for helping make this progress possible. We are proud of what has been accomplished and even more determined about where we are going next. More to come!

Apt Towers Elevator Update

We are pleased to share that both elevators are now back in service.

We want to extend our sincere thanks to Otis Elevator for their persistence and expertise in diagnosing and repairing these complex issues. Their technicians worked through numerous challenges to safely restore both elevators to operation.

We also appreciate our residents for their extraordinary patience and understanding throughout this extended outage. We recognize the hardship this caused, and we are grateful for your cooperation while repairs were underway.

Although both elevators are operational, we will continue to closely monitor their performance until the scheduled modernization project begins later this year. As previously announced, both approximately 50-year-old elevators are scheduled for complete replacement beginning in September 2026 through a HUD-funded modernization project.

Thank you again to our residents, MHA staff, and Otis Elevator for helping us reach this important milestone. We will continue to provide updates as we move toward the complete replacement of both elevators.

This is our 15th event and each year seems to be better than the last. Why not join us to find out why everyone marks the first Saturday in August as the place to be from 9am to 12pm.

Free health services (vision and hearing screenings; dental screenings, school and sports physicals, blood pressure checks, and more); free preventative veterinary care; clothing giveaway; free brunch provided by Hy-Vee; commodities distribution by Flint Hills Breadbasket in partnership with Harvesters - The Community Food Network; and information booths staffed by nearly all of our community's social services agencies. Learn which ones can help you and which ones could use your help as a volunteer.

Rain or shine we'll be there. In the event of rain, any activity that can be moved into the Douglass Activity Center will be moved.
