📢 Union County Property Tax Update

Due to the recent passage of HB 186, eligible property owners in certain school districts will receive a new property tax credit. While this credit applies to the full 2025 tax year, it will be reflected on the second-half tax bill.

As a result of the technological requirements necessary to implement these changes and ensure credits are applied accurately, the Union County Treasurer has received approval from the Ohio Tax Commissioner to extend the due date for 2025 second-half property tax payments to August 12, 2026.

This additional time will allow local officials to complete the required system updates and provide taxpayers with the benefits authorized under HB 186.

📢 Thank You, Ohio Legislators

We would like to thank Ohio's legislators for approving a one-time property tax credit for homeowners currently receiving the Ohio Homestead Exemption.

Eligible homeowners will receive approximately $450-$475 in property tax relief on their January 2027 tax bill. This action provides meaningful assistance to many seniors, disabled homeowners, and disabled veterans across Ohio.

While more work remains to achieve long-term property tax relief, we appreciate our state leaders for recognizing the burden many low-income seniors face and for taking this important step toward relief.

🏡 Why Doesn't My Property Information Update Right Away?

We've received several questions from property owners who have recently filed a Board of Revision (BOR) complaint, made improvements to their home, or noticed a change in ownership and are wondering why those updates are not yet reflected on the Union County Property Search website.

Here's what you need to know:

📊 Property Values on the Website Reflect the Official Tax Duplicate

The values currently displayed on the Property Search website are the approved values certified by the Ohio Department of Taxation as of January 1, 2025. These values remain in place throughout the tax year.

Because of this, any of the following changes will not appear immediately on the website:

✔️ Board of Revision value adjustments
✔️ New construction or additions
✔️ Finished basements, bathrooms, garages, and other improvements
✔️ Demolitions or removal of structures
✔️ Property splits or combinations

These changes are processed throughout the year but generally won't be reflected in the property's value on the public website until the next tax year's values are finalized and certified.

⚖️ What About Board of Revision Hearings?

Many BOR hearings are currently taking place. If the Board approves a change to your property's value, that decision is still valid and will be applied for tax purposes. However, the public-facing value on the Property Search website typically will not update until the next tax duplicate is prepared and certified for the following tax year.

👤 The One Exception: Ownership Information

Ownership records are updated as deeds are recorded and processed. Because ownership changes occur year-round and are important for public record purposes, the owner’s name shown on the Property Search website is updated on an ongoing basis.

This morning, Union County Auditor, Andrea Weaver had the opportunity to speak with members of the Marysville Area Realty Association (MARA) about several important topics impacting property owners and the local real estate market.

The presentation included an overview of the 2025 Revaluation process, tax credits and recent legislative changes coming from the State of Ohio that could impact taxpayers in the years ahead.

📢 PROPERTY TAX UPDATE: HOUSE BILL 186

The Union County Auditor’s Office would like to help residents better understand recent changes made by the State of Ohio through House Bill 186 (HB 186).

Beginning in Tax Year 2026, Ohio will gradually phase out the 10% nonbusiness rollback for most residential properties over a four-year period:

• 2026 – 7.5% rollback
• 2027 – 5% rollback
• 2028 – 2.5% rollback
• 2029 – 0% rollback

However, owner-occupied homes that serve as a taxpayer’s primary residence will see an increase in the owner-occupancy credit over the same timeframe:

• 2026 – 5.70%
• 2027 – 8.92%
• 2028 – 12.15%
• 2029 – 15.38%

What does this mean?

🏡 Homeowners who live in their home as their primary residence will ultimately receive a larger overall credit than they do today. While the total owner-occupied credit increases from 2.5% to 15.38%, the actual net increase for many owner-occupants is approximately 2.88% over what they currently receive today.

🏘️ Residential properties that are rented, leased, or not owner-occupied will gradually lose the rollback benefit entirely.

🌾 Agricultural land will continue receiving the full 10% rollback.

While HB 186 provides some additional relief for owner-occupied homeowners, many Ohio residents continue to express concerns over rising property tax burdens. Additional long-term property tax reform still needs to be discussed at the state level.

These changes were enacted by the Ohio General Assembly as part of HB 186 and will be phased in over several years. The Union County Auditor’s Office will continue working to provide updates and educational information as implementation moves forward.
