The Mason City Assessor’s Office is aware of a YouTube video claiming that Congress changed property-tax rules for homeowners born in the 1940s, 1950s and 1960s. This claim is false as it applies to Iowa. Congress has not created a nationwide property-tax exemption or freeze based on a homeowner’s birth decade. Iowa property-tax credits and exemptions are established by state law and have specific eligibility requirements. Residents should rely on information from the Iowa Department of Revenue or contact the Mason City Assessor’s Office before submitting any application or providing personal information.

The Cerro Gordo County Treasurer's Office has sent out Property Tax Statements with installments due in September 2026 and March 2027. Links to these statements on the County Treasurer's website are now also available on our Beacon website by searching your property: https://beacon.schneidercorp.com/Application.aspx?AppID=410&LayerID=6229&PageTypeID=2&PageID=3323
These tax amounts are calculated using 2025 assessed values and any new Homestead or Military Credits/ Exemptions applied for between July 2, 2024 and July 1, 2025 will appear on these statements for the first time.
The Assessor's Office doesn't calculate or collect property taxes, but please contact us if you have questions about any credits or exemptions applied for.

Contrary to Google Maps, we are NOT permanently closed! Since we've moved to our new building they've had our office pinned/ and street view incorrectly set as 121 3rd ST NW, which is not our address or location of our office. This has confused members of the public thinking our entrance is on 3rd St NW when it is not. Our office is located at 215 N Adams Ave, Mason City and the entrance is circled in white in the screenshot. We've reported the error and hopefully Google Maps will update the correct information soon.

UPDATE: The issue has been resolved and photos are appearing on Beacon again. We appreciate your patience.

Since it's after July 1, 2026, we are now officially in the 2027 Assessment/ State Fiscal year! Any Homestead or Military applied for from now until July 1st, 2027 will be processed for the 2027 year. With Iowa taxes for each year due 18 months in arrears, the credits or exemptions applied for during the 2027 year will first appear on the Property Tax Statements sent from the County Treasurer's Office in the Fall of 2028.

The deadline for 2026 Homestead & Military applications is Wednesday July 1st. This includes: Homestead Tax Credit, Homestead Exemption for 65+, Military Property Tax Exemption, and Disabled Veteran Homestead Credit. It's that time of year where we get this Frequently Asked Question the most:

The best way to find out where your property lines are is by hiring a licensed land surveyor to locate the property lines or parcel pins for you. Our office is unable to recommend a specific surveying company, but searching for "Mason City Iowa Land Surveyor" online will get you some local options to begin with.

Our office does provide a map of all property lines within city limits on our Beacon web site. Once you have searched your property, click on the "Map" button at the top of the page. While our maps are accurate and give you a good idea of where your lines are, they are not the same as a survey.

Property lines can also be found by locating your parcel pins on all corners of your property. These pins are usually a piece of rebar driven into the ground which over time can get pushed underground but can be found by using a metal detector.
