Where is all the inventory? 🏡👀 I’ve been getting this question a lot lately.

In our area, we typically don’t see a real increase in inventory until late January or early February, and many sellers wait until March or April to list. With the beautiful weather we’ve been having, it can feel extra limited right now.

For buyers: low inventory doesn’t automatically mean you should wait. If you find a home that checks a lot of your boxes, it may be worth moving forward, especially knowing more options are coming soon.

Marin County homeowners got a clear reminder a couple weeks ago that king tides + heavy rain can flood low-lying neighborhoods quickly.

That weekend, flooding hit areas like Larkspur Marina, San Rafael and Corte Madera, with streets underwater, garages taking on water, and some businesses closing. In Santa Venetia, residents said a levee was breached twice, impacting roughly 600 homes, and it’s bringing more attention to long-term flood protection.

A few takeaways if you live near the bay, a creek, or a lagoon:

Garages flood first. Even elevated homes can take on water below the main living space. Move valuables, boxes, tools, and anything electrical off the floor early.

Have a plan before the water shows up: sandbags, a sump pump, backup power, and a clear route to higher ground.

Know your risk: check your flood zone, drainage patterns, and where water typically pools on your street.

Insurance check: flooding is often a separate policy. Confirm what you actually have, not what you assume.

If you’re in a flood-prone part of Marin make sure to have a quick “risk + prep” checklist for your home!

Marin County’s housing market posted solid growth in October, with the median sale price climbing to $1,565,000, a 7.9% increase compared to the previous year. The month saw 255 homes sold, up from 217 a year earlier, reflecting stronger overall activity in the market.

Homes spent a median of 31 days on the market, slightly higher than the 26-day median last year, but still indicating steady buyer demand across the county.
