Good Morning! Many of you are wondering where or when your appeal will be addressed. There are several steps that must be completed before we can address your appeal. 1. We must record and report every appeal submitted by tax payers. 2. A comprehensive review must completed of your property to ensure we have collected all of the necessary data. 3. A comparable analysis must be conducted for each property on behalf of the petitioner. 4. Notices of findings must be sent out and appointments set up should the petitioner not agree with the finding. We are approximately about 60% complete up to step 3 and or working on step 4 as we move forward. We will complete all of the appeals prior to the new tax bills being issued. We appreciate your patience as we work to review your appeals.

Deadline to file an appeal is today, June 15. Mailed appeals will be accepted with the post-mark of June 15. Or drop off at 219 Lincolnway West, Mishawaka. Please note the correct fax number is 574-256-6207.

Then Penn Township Assessors Office will hold another town hall meeting on May 27th at 6pm. The venue will be at the United Steele Workers Union Hall located at 56355 Ash rd, Osceola Indiana. Please bring your form 11 and any evidence you would like to be considered in the appeal process.

Update: First town hall meeting will be held this Saturday at Fire Station #4 3000 Harrison rd at 10:30 am. Things to bring would be any evidence you want to submit and a copy of your most recent form 11 and any other additional information.

The Township Assessors Office is aware of the growing concern for the newly posted assessments. We are working to set up Town hall meetings to address your concerns with your assessments. We will explain how the appeals are resolved and the current market conditions. We will look at how the assessment decisions were made and where the assessmentss might go next year. But most importantly how to appeal your property taxes. Dates and times will be posted as soon as we can set up suitable locations.

Notice of Assessments have been delivered. Assessments in the State of Indiana are Market Value. If your assessment increased, it could be that a Market Factor was applied. The average sales from 2020 are compared to the average assessments. If the sales are higher or lower, then a market factor is applied to bring assessments inline with the market. If you believe your property is over or under assessed, a Form 130 Taxpayer's Notice to initiate an Appeal must be received by June 15, 2021.
