After surpassing all its goals, AHFA's highly successful Mortgage Assistance Alabama (MAA) program is drawing to a close, fully committing its allocation from the U.S. Treasury to help low- and moderate-income Alabamians keep their homes.

MAA was designed to prevent foreclosure by providing help with past due or delinquent mortgage expenses, future mortgage payment assistance, or lien extinguishment for low- to moderate-income Alabamians who have experienced temporary, COVID-19 related financial hardship. MAA is part of the U.S. Treasury’s Homeowner Assistance Fund, a mortgage foreclosure prevention program funded by the American Rescue Plan Act of 2021.

In October, AHFA's highly successful Mortgage Assistance Alabama (MAA) program exceeded its goals, receiving enough applications to fully commit its $100.5 million allocation from the U.S. Treasury to help low- and moderate-income Alabamians keep their homes.

MAA was designed to prevent foreclosure by providing help with past due or delinquent mortgage expenses, future mortgage payment assistance or lien extinguishment for low- to moderate-income Alabamians who have experienced temporary, COVID-19 related financial hardship. MAA is part of the U.S. Treasury’s Homeowner Assistance Fund, a mortgage foreclosure prevention program funded by the American Rescue Plan Act of 2021.

Other notable program highlights to date:
👍 All MAA recipients have been offered free housing counseling services through the United Way Housing Counseling Alliance and employment opportunities through Alabama Industrial Development Training in an effort to prevent future financial hardship.
👍 Of the 2,808 approved applicants to date, 95 percent earn less than the median income in their area.
👍 About 79 percent of recipients to date identify as non-white, with 17.8 percent identifying as white and 2.91 percent choosing not to reveal their racial status.
👍 More than 72 percent of participating homeowners to date are employed, retired or disabled. Another 18 percent chose not to reveal their employment status.

Alabamians who applied prior to portal closing should know their applications are being reviewed and processed as quickly as possible and they will be notified as soon as a decision is made. In the meantime, they will be contacted by email with updates and requests for additional information that may be needed to complete their applications.

Individuals with applications in process can check their status by logging into their accounts on MortgageAssistanceAL.com. The MAA Call Center can also be reached at 888-460-9977 Monday through Friday, 8 a.m.-5 p.m.

AHFA's highly successful Mortgage Assistance Alabama (MAA) program has exceeded its goals, receiving enough applications to fully commit its $100.5 million allocation from the U.S. Treasury to help low- and moderate-income Alabamians keep their homes. Alabama is one of the first seven states and U.S. territories to achieve this program milestone.

MAA was designed to prevent foreclosure by providing financial help with past due or delinquent mortgage expenses, future mortgage payment assistance or lien extinguishment for low- to moderate-income Alabamians who experienced temporary, COVID-19 related financial hardship. MAA is part of the U.S. Treasury’s Homeowner Assistance Fund, a mortgage foreclosure prevention program funded by the American Rescue Plan Act of 2021.

Since the program opened in August 2021, 2,808 households in 65 of 67 Alabama counties have received $64.5 million in disbursed or pledged assistance and have avoided foreclosure. An additional 2,030 applications are being processed and will exhaust the remaining $36 million in available Treasury funding.

“We are not accepting further applications at this time, because the number of applications we can accept based on funds made available by the U.S. Treasury has been met,” said Carrie Hamaker, AHFA’s single-family administrator.

All applications submitted are subject to funding availability, which is very limited and available on a first-come, first-served basis. Assistance amounts are calculated based on information verified and confirmed by each applicant’s mortgage servicer.
“Research shows that homeownership is a key factor contributing to economic and emotional stability in Alabama households and communities,” said Hamaker.

“Despite ongoing challenges of the pandemic for Alabama homeowners, MAA has been an extremely effective tool in keeping our state’s financially challenged households in their own homes.”

If you received Mortgage Assistance Alabama (MAA) funding, it is very important that you tell us about any changes in your mortgage account. Specifically, if the servicer of your mortgage changes from one company to another, we need to know so that your monthly payments are not delayed.

You can let us know in two steps:

1. Please log in to your MAA application at mortgageassistanceal.com, visit the documents page in the property verification section, and upload the notice of servicing transfer or mortgage statement from your new servicer.

2. Please call the MAA call center at 888-460-9977 to notify us that you have had a transfer of servicer and you have uploaded the new servicer information to your application.

Servicers do not always automatically tell MAA when they transfer your mortgage account. This can delay the monthly payment assistance on your loan. When the loan is transferred, the payment process will also change, and your old servicer may not forward payments on your behalf to the new servicer. This can cause your mortgage account to become delinquent.

To make sure that we are making payments to the correct servicer, you can always check the servicer information in the Loans section of your application in the portal. The servicer will be updated when a transfer of servicer is processed by MAA. If the information you see is not correct, please contact the call center at 888-460-9977.

The Autwells, a couple from Ashville, tell an emotional and uplifting story about how Mortgage Assistance Alabama (MAA) changed their lives in a positive way. Mack and Brenda graciously revealed the devastating sequence of events that left them feeling hopeless.

Mack said, “My wife Brenda worked as a call representative for 40 years. In 2020, she suffered an extreme case of COVID-19 and was unable to work for months, which led to her being let go from her job. During this time, my son and older brother also tested positive with COVID-19, but sadly did not survive.

I personally had suffered from two strokes and was unable to work due to my health issues. Needless to say, we were behind on our mortgage payments but grateful to have received a forbearance from our mortgage company for a short period of time. Then I was involved in a serious car crash, leaving me in the trauma unit for many weeks. After rehab and continuous home health care, we found ourselves overwhelmed with medical bills and were really in a state of hopelessness.

There was nothing more that our mortgage company could do for my family, and we really had nowhere to turn. We were already contemplating a quick sell on our home until a sweet young lady from our mortgage company told me about the MAA.

Since I am not tech savvy, my wife filled out the application. The MAA employees were extremely helpful during the whole entire application process. We are grateful for everyone’s help, especially Lily Motley, an MAA underwriter in AHFA's office, who showed such great kindness.

Within six weeks of applying for assistance, our mortgage was paid for a year. You can’t imagine the heavy weight that was lifted from my shoulders. If it hadn’t been for AHFA and the MAA program, we would have lost our home of 24 years. I would encourage anyone struggling financially to apply for MAA because it has made such a positive impact, not only on my life, but my grandchildren’s lives as well. We are so thankful and grateful.”

Brenda said, “I cannot let this moment pass without thanking everyone involved in helping to save our home! I never doubted our Heavenly Father and the kind and helpful people of AHFA. Due to life happenstances and my recent illness, along with having only social security and a small pension check, life has been devastating. It only took someone who cared and told us about AHFA to get us on the right track. Words cannot express the feelings we have for this wonderful organization!”
