NOTICE OF RESCHEDULED BOARD MEETING

Please take notice that the regular meeting of the Sullivan County Land Bank Corporation Board of Directors, originally scheduled for Thursday, June 25th, 2026, at 9:00 a.m., has been rescheduled to Thursday, July 2nd, 2026, at 10:00 a.m. The meeting will be held at the Sullivan County Government Center, Planning Meeting Room. This notice is provided pursuant to Section 104 of the New York Open Meetings Law.

✨ A few important points about these homes:

🏡 These homes were priced at $275,000 to be affordable for households earning 120% of Area Median Income (AMI) or below, based on HUD’s 2026 income limits. Most importantly, these homes are restricted to buyers who live or work in Sullivan County.

🔨 These are brand-new, energy-efficient, three-bedroom, two-bathroom homes. With support from the New York State Homes and Community Renewal’s (HCR) Land Bank Initiative and the vision of our dedicated Board of Directors, the Sullivan County Land Bank invested approximately $375,000 per home to bring these projects to life. Local contractor Kavleski Excavation & Construction was selected through a competitive Request for Proposals process. Contractors interested in future opportunities are encouraged to contact us to be added to our bidder list.

📈 According to local sales data and the Hudson Valley Pattern for Progress's 2025 Fourth Quarter Housing Report, the median home sale price in every Hudson Valley county—including Sullivan County—now exceeds $350,000.

🌱 These properties were not generating housing opportunities before Land Bank involvement. They were vacant lots that had not contributed to the local tax base for years. Today, they are providing homeownership opportunities for local residents and have been returned to the tax rolls, creating long-term benefits for their communities.

💡 Affordable housing is not one-size-fits-all. Different projects serve different income levels and community needs. Four years ago, we completed three homes serving households at 80% AMI (Sold for $173,000). Today, we are serving households at 120% AMI. Tomorrow, we hope to continue expanding opportunities for households at 100%, 80%, and even lower income levels.

The Land Bank’s mission is not simply to build houses. Our mission is to return vacant, abandoned, and blighted properties to productive use while creating housing opportunities for Sullivan County residents.

New Homeownership Opportunities in Sullivan County! 🏡

Four newly constructed homes have hit the market in Sullivan County, marking a major step forward in addressing the area’s housing shortage and creating new opportunities for local families to become homeowners.

Developed by the Sullivan County Land Bank Corporation, these homes are situated on lots that have been vacant for years. Two homes are in Liberty (45 Pinehurst Drive W & 43 Pinehurst Drive E), and two are in Monticello (23 Spring Street & 165 Park Avenue). All four are priced affordably at $275,000 for local residents, with priority given to buyers who live or work in Sullivan County.

Four new houses, a whole lot of teamwork, and an unbelievably fast turnaround — we broke ground in JULY and these homes are already complete! 🏡✨

The Sullivan County Land Bank is proud to unveil our newest single-family homes in Monticello and Liberty, all of which will be sold to people who live or work right here in Sullivan County. Local homes for local families — exactly as it should be. These homes are on track to be available to those making up to 120% ami, at the beginning of 2026.

A huge thank you to our Land Bank Board for your leadership, support, and commitment to keeping this mission moving. You ask the right questions, you show up, and you never lose sight of the bigger picture.

And Kavleski Excavating— you absolutely crushed this project. A local contractor delivering high-quality work on an incredible timeline. We couldn’t ask for better partners.
