The beneficiaries of LHP’s affordable housing and inclusive community development projects are people that we work, live, and play alongside with in our communities everyday. Our residents include families, members of the workforce, older people, people with disabilities, veterans and individuals who have experienced homelessness. Our residents are considered lower and moderate income earning households, earning between 30% to 120% of the area median income through employment or social security income. COMMUNITY ROLE & DEVELOPMENT EXPERTISE
Unlike private landlords, LHP prioritizes preserving housing affordability for our residents and has structured our business model to do so. We charge monthly rental rates that are based on resident incomes, and do not generate significant income from collected rent. Rental revenue is reinvested into the property to preserve affordability for the residents, as well as maintain valuable and shared community housing assets that the community can rely on well into the future. LHP has a 30 year span of developing institutional knowledge essential to navigating the complexities of affordable housing development, real estate and land acquisition, financing and investment that bring our multimillion dollar affordable housing developments to fruition. Our project development team is exceedingly equipped in education and experiential knowledge across these aspects of affordable project development, and our organization’s achievements demonstrate LHP’s capability to successfully and effectively leverage millions of dollars in state and federal grant funding and tax credits into high quality, affordable housing infrastructure that meets community needs. As a well respected and knowledgeable resource regarding Lamoille County and Hardwick’s housing needs, challenges, opportunities, and solutions, we represent our service area in federal and state housing advocacy efforts, providing testimony and advocating to our elected officials to support state investments into affordable housing development that benefit low and moderate income residents in our region and other communities across Vermont. FUNDING
As a nonprofit organization, we rely on a combination of public and private funding sources to advance our affordable housing projects from pipeline to completion in local communities. A common misnomer is that our projects are funded by taxpayers. Our work is primarily funded by federal and state grant funding, low income housing tax credits, historic preservation tax credits, and private grant and foundation funding. We also rely on and earmark philanthropic contributions and annual town appropriations for project specific use. Additionally, developer fees collected from completed projects are integral to our business model and strengthen our organization’s sustainability. Developer fees are garnered through investment capital that is raised to fund projects - these sources include federal, state, local and private entities. All financial contributions to LHP are ear marked for project specific funding and allocated to the Housing Opportunity Fund, ensuring that LHP can provide future affordable homes for lower and moderate income earning individuals and families facing financial barriers to living in a safe and stable home right now. The Housing Opportunity Fund provides a strong reservoir of project funding resources critical to advancing all aspects of affordable housing projects from pipeline to construction in local communities, such as land acquisition, building design and construction, more. Lamoille Housing Partnership’s (LHP) 33rd Annual Meeting will be held TODAY Monday, October 28th at 4:30 p.m. - 6:30 p.m. at River Arts, 74 Pleasant St, Morrisville.
The Annual Meeting is open to the public and free to attend.

If you're concerned or curious about local housing affordability challenges and how to get involved, this meeting is a great way to learn more about what we do, and what the future holds for affordable housing in Lamoille County.

There will be wonderful food prepared by Sweet & Savory Catering, a cash bar(drinks are $5 each), and plenty of company to enjoy!

Friends, supporters and partners,

It’s me, Kerrie, LHP’s Advancement & Communications Director. The person behind these e-newsletters and everything else communications related like social media, Front Porch Forum posts, and press releases (not to mention fundraising and lots of other things, here!)

Today I’m writing to you with mixed emotions, because I’m resigning from my position. This decision has not been an easy one to make, as my 7 years at Lamoille Housing Partnership have been incredibly meaningful. I’ve deeply valued the opportunities I've had to grow professionally and personally, and I’m so grateful for the experiences and the friendships I’ve developed here. The support, guidance, and trust that Team LHP has extended to me have made my journey here immeasurably fulfilling and memorable.

It’s difficult to pick just one highlight of my time here, because there are many! It’s been inspiring to be part of such a dedicated, talented team and community of supporters, and I’m proud of the incredible housing accomplishments we've achieved together: establishing zero energy modular homes in Hardwick, constructing brand new affordable apartments in Stowe and Morrisville, rehabbing our existing properties and improving energy efficiency, collaborating with River Arts to beautify Village Center Apartments, completing the region’s first and only homeless shelter with Lamoille Community House, amplifying the voices of our residents and community members in need, and partnering with housing advocates in our communities to pave the way for future affordable housing in our region... As well as many, many other small wins that collectively have a huge impact here in our communities.

Friends, supporters and partners,

We're happy to report that the majority of our properties were spared major damage from this week's storm! Lamoille View experienced some minor flooding in the basement only, which was immediately and easily mitigated by Alliance Property Management yesterday.

We're incredibly relieved that our residents and their homes were unscathed by the devastating flooding that affected Lamoille County and Hardwick. Huge shout out to Alliance Property Management, local road crews, first responders, emergency management, community organizations, and volunteers for jumping into action to keep our residents, neighbors and communities safe.

On Friday, communities in Lamoille County celebrated the official completion and grand opening of the Lamoille Community House with a ribbon cutting!

Lamoille Housing Partnership (LHP) and Lamoille Community House (LCH) partnered to fill a critical need and establish Lamoille County’s first and only year-round operating shelter for adults experiencing homelessness.

Breaking news: Lamoille Housing Partnership (LHP) Membership voted YES!

Last night, more than 45 members comprised largely of LHP residents unanimously voted yes to Article 7: "Shall the members of Lamoille Housing Partnership Inc. approve the Disposition of the Corporation’s Hardwick assets and development territory to Gilman Housing Trust Inc., DBA RuralEdge, and Merger of the Corporation with Downstreet Housing and Community Development?"

What’s next? LHP will continue activities to merge with affordable housing nonprofit Downstreet and transfer its Hardwick housing assets to affordable housing nonprofit, RuralEdge. We still have a long way to go to successfully complete the process, but are ultimately moving towards an outcome that will better serve the people of Lamoille County and the Town of Hardwick with more capacity and resources, enhanced affordable housing services, and positive movement of our mission forward locally. Thank you for supporting this inspired vision for the future of affordable housing in Lamoille County and the Town of Hardwick!
