Survey vs. Plat: What’s the difference?
A survey is a detailed, on-the-ground measurement of your specific property, showing exact boundaries and features.
A plat is a recorded map that shows how land is divided into lots, streets, and easements, often used in subdivisions.
In some counties, a land survey is required when selling off a portion of a larger parcel (like part of a section) to ensure accurate legal descriptions and proper division.
A property survey gives you peace of mind and helps protect your investment for the long run.

Having an attorney prepare legal documents can ensure the document contains accurate & complete information that the general public can overlook. They also have most up-to-date forms.
However, if you choose to prepare your own documents, please make sure they follow Iowa Document Formatting Standards as required by Iowa Code. Documents that do not meet these standards cannot be accepted for recording.
You can review the Iowa Document Formatting Standards here:https://www.legis.iowa.gov/docs/code/331.606B.pdf

Office Update!

The Mitchell County Recorder’s Office will not be recording documents starting at noon on Friday, May 1st through Monday, May 4th as we transition to new recording software.

We’re excited to bring you a faster, more efficient process! Moving forward, documents will be scanned, labeled, and returned to you right away—meaning less wait time and no extra postage.

We’re also introducing new tools to help protect you from fraud, including:
* Notary fraud alerts (for Mitchell County recordings)
* A statewide property fraud notification system coming this fall—allowing you to receive alerts on documents recorded on your property anywhere in Iowa

Big improvements are on the way, and we appreciate your patience as we get everything up and running!

As always, feel free to reach out with any questions.

Getting married in Iowa? Here’s what you need to know!

Marriage applications must be submitted at least 4 days before your wedding date. Iowa law requires a 3-day waiting period, meaning your license is valid on the 4th day after applying.

You may apply as early as you’d like, but the license must be picked up within 6 months of applying or it will be void. Once issued, the license remains valid until it is returned.

When signing the application, both applicants and one witness must present a photo ID. The cost of a marriage application in Iowa is $35.

If you apply for a marriage license in Iowa, your ceremony must take place within the state of Iowa. After the ceremony, the signed license must be returned to the Recorder’s Office where you applied.

Once the signed license is received and processed, you’ll be issued a certified copy of your marriage certificate, which you’ll need for name changes, insurance benefits, passport applications, and more.

Starting a Business in Iowa? Don’t Forget to file your Trade Name!
If you’re operating a business in Iowa under a name different from your personal legal name, Iowa law requires you to file a Trade Name with the County Recorder’s Office in the county where your business is located.
What is a Trade Name?
A trade name (sometimes called a “Doing Business As” or DBA) is the name your business uses that isn’t your own legal name.
Who Needs to File?
Sole proprietors and partnerships operating under a business name must record a Trade Name form. Banks will direct you to our office to file a DBA or Trade Name before opening an account using a business name.
Where Do You File?
With the County Recorder’s Office in the county where your business is based. Each county maintains its own records.
Fees & Forms:
Filing fees and requirements may vary by county. The Mitchell County Recorder's Office has a one-page form in office that we will help you complete; it is $7 to record the form in Mitchell County. If you are filing in another county, be sure to contact them regarding their forms and recording fees.
Why It Matters:
Recording your trade name helps ensure transparency and lets the public know who is behind the business. If you’re launching a new venture or updating your business name, make sure your paperwork is in order!
