Oklahoma law requires the Assessor's office to visually inspect 1/4 of the county each year. The inspection allows us to ensure our records are current and accurate. This year, the portion of the county in YELLOW will be the Visual inspection area. We drive a white truck that is clearly marked. We’ve had quite a few people ask if our office still makes plat books A few years ago we stopped producing them because all of that information is available for free on our website. However, I know some people still prefer having a physical plat book.

While this isn’t something I plan to offer year-round, I’m considering making them available once or twice a year. If we move forward with this, books would need to be requested in advance and payment would be required before printing.

Right now I’m just trying to get a general idea of interest. If this is something you would like to see offered again, please let me know in the comments or by contacting our office.

!!ATTENTION!!

I wanted to share some information regarding SB 1809, which passed out of Senate committee on Monday.

SB 1809 proposes increasing the homestead exemption from $1,000 to $5,000. While we as assessors agree that the homestead exemption is due for evaluation, the proposal moves directly to the statutory maximum of $5,000, which carries a significant fiscal impact.

The bill must still clear the full Senate before moving to the House.

Because Senator McCurtain, who presented the bill, has publicly stated that he “did not know the expected fiscal impact of the measure,” I wanted to ensure you have access to those numbers for consideration and discussion.

Based on current estimates, Noble County alone would see an approximate loss of $1,233,808 in ad valorem revenue if SB 1809 is enacted as written.

Please feel free to reach out if you have any questions. I also encourage you to stay educated on the potential impacts. Tax reform is coming — and it likely should — but we must ensure it is implemented in a way that does not unintentionally dismantle the essential services funded by ad valorem dollars, including our schools, county government, and local public safety.

🏡 Senior Valuation Limitation (Senior Freeze)

The Senior Valuation Limitation, often called the Senior Freeze, helps protect qualifying seniors by freezing the assessed value of their property.

✔️ Once approved, the property value cannot increase unless physical improvements are made to the property
✔️ The freeze applies to the value, not the tax amount

👵 Who Qualifies?
To be eligible, the homeowner must:
• Be 65 years of age or older
• Have an annual household income of $92,000 or less
(Income limits are based on HUD guidelines and may change each tax year)

ℹ️ Important to Know
Even with a value freeze in place, taxes may still change from year to year due to:
• School funding needs
• County and local services
• Voter-approved bond issues in Noble County

🏡 Homestead & Double Homestead Exemptions – What You Need to Know

Homestead Exemption
If you own and live on your property as of January 1, you may qualify for the Homestead Exemption.

✔️ Once approved, you do NOT need to reapply each year
✔️ You only need to file again if you move to a new property

🏠 Double Homestead Exemption
If you qualify for the Homestead Exemption and your annual household income is $30,000 or less, you may also qualify for the Double Homestead Exemption.

✔️ Proof of income is required
✔️ This exemption must be re-applied for each year until age 65
✔️ Once you reach age 65, the exemption becomes permanent and no longer needs to be refiled
