When working with clients who are buying a home, I'm easy to get along with, friendly and honest. After 20 years buying and selling property in the downtown, historic and central areas of Phoenix, I know what to look for and what to steer clear of.. I'm rarely "pushy" (unless it's in your best interest), I'm highly opinionated and I'm skillful in weighing the pros and cons of multiple properties.

On average, I talk clients out of more homes than I've ever talked them into, because I try to tailor each purchase not only with the "needs" of my clients, but their wants and abilities. I'm fortunate to work with some of the best lenders, escrow officers and inspection companies in the state, and many of the other listing agents in my area prefer working with "Don's clients" as a result. Plus, with these professionals in your corner, the entire transaction seems effortless and enjoyable – and allows you the "fun" of buying a home that you may not hear much about anymore. For clients relocating to Central Phoenix, I am a self-proclaimed "foodie," and with the vibrant growth of our downtown area, leaving CenPho for anything at all is no longer necessary. I'm happy to share my favorite spots for dinner, dry-cleaning, shopping and even dog walking! When the time comes to sell your home, I'm a very strong listing agent. I don't rush the house onto the market, preferring to make changes with furniture layout, landscape and anything that will make your home stand out from the competition, before completing a full marketing package that includes video, professional photography, website and text. I like to begin building interest even before the property has been listed, so that when it goes active, multiple parties are immediately interested. Social media plays a BIG part in my marketing process and in the past few months, several homes I've listed have sold because of my advertising on Facebook. Each of my listings gets its own multi-platform friendly website, with sign-rider featuring the web address displayed on top of the sale sign in your yard. These websites ensure that information on your home is available 24-7 online. Full metrics on these websites are always available and they are equally impressive. If you'd like to take a look at some of the websites I've designed for past clients, just let me know. Whether you're buying or selling in Central Phoenix, I'm excited to help you!

“With Garfield being so eclectic in nature and colorful and diverse, the community was okay with something modern,” Bass added, noting the extensive public engagement that took place before design plans were submitted to the city. “They also wanted us to keep the bungalow intact and give it a new presence, anchoring the project. This was important to them, and so it was important to us.”

As an alternative to a large apartment block, local firm Stance Architecture revives a dilapidated 1930s house, now joined by nine modern counterparts on the same compact lot.

Whether or not you are the new buyer(s) of this magical 1950's red-brick ranch, you will leave with the understanding of what a well thought-out renovation can do for a property.

In her first life, 1539 W Flower Circle South, may have served a busy family. With 3 bedrooms and generous living spaces, she would have made any growing family's life a pleasure. But 70 years later stands a beautifully updated, romantic two-bedroom two-bath home with a luxurious garage conversion that will leave any guest feeling relaxed and rejuvenated. ''We wanted a 3 bedroom home'' recalls Monica, the current homeowner, ''a space for us, for guests and for a working office space. The garage conversion allowed us to expand the main house's kitchen, master bath and master closet, all while maintaining a lovely space for weekend family and friends." That idea paid off in a big way.

The master now features a generous bath with double vanity, water closet and glassed-in shower plus a seriously enviable walk-in closet. New french doors from the master now lead to one of the patios in the backyard. But that wasn't all..

I see a lot of references to "Chefs kitchen" in my line of work. It always sparks a feeling in me like watching a Julia Childs rerun (remember Julia?) with chipped mixing bowls and worn cookie sheets darkened by decades of delectable cookies and pastries. A true chefs kitchen should inspire one to create. To don an apron, bring together beautiful ingredients for an evening meal, turn on the radio, pour some wine and lose yourself in the process. This space should be timeless, comfortable, energizing and - above all else - functional. That, my friends, is here.

Opening to an outdoor entertaining space that features multiple gathering areas for any time of the year. Imagine dining under the twinkling lights of the pergola or warming yourself in front of the corten steel fire pit, there is a grilling station and seating that looks over a grassy (artificial now, but could easily be live) lawn leading to a fully matured sweet orange tree on one side of the property and the guesthouse on the other.

The backyard is divided by a weathered split rail fence that allows guests their own access to the property without risking escape for any of the furry housemates. This space is something else. An area for seating and coffee opens with French doors to a sun-filled patio. There is also a spacious bedroom and ¾ bath.

In addition to the renovated spaces, there are rooms that were already too perfect to change. The main living room is sized perfectly for a group to watch the game, but intimate enough for a quiet evening binge watching the new season of your favorite show. Custom shelving here allows the room to feature art and collections that make you, well.. you, without letting the dreaded TV command the entire room. The same has been said for the dining room. It's spacious and well appointed with generous corner steel-framed windows that bathe the room in morning light.

This, as I'm sure you have come to understand, is a space that I'm clearly fond of. I hope you'll visit and agree!

👉🏼 NEW LISTING IN WILLO! 🤩 Amazing multi-family property on one of the best streets in one of the best neighborhoods in the city. This mini-community features a duplex, two studios and a community room that could be the perfect fit for a multi-generational family, a group of friends who want to share a space, or simply claim one as your own and lease the others.

A duplex sits closest to the street. Here, two 2-bedroom 1 bath units with hardwood floors, fireplaces and beautiful light/windows are only the beginning. A gate on the east side of the house leads to a central courtyard with a 50+ year old Ficus Nitida and wonderful lush landscape. 2 studios are on the second level. One with exposed beams and an artist's vibe - the other a decidedly more metropolitan feel. Both have patios and overlook the main courtyard. Beneath one is a community room, with kitchen, bath, laundry and living space. COMING SOON 👉🏻🏡🏠 The Coronado Historic District in Downtown Phoenix AZ has become increasingly popular over the years due in no small part to the charming cottages and bungalows that line popular streets, and 2338 is one such example. Passersby inevitably give this 1925 Clapboard Cottage an “awe” as they wander down the street (she loves that 😉). And, while it is about as charming as any home you’ll find in “The Nado” her diminutive façade masks 3 roomy bedrooms, 2 baths and 1,380 square feet of beautifully updated space.

Featuring original hardwood floors and a stately fireplace in the living room, she is filled with beautiful natural light from a myriad of original divided-lite windows, and the master suite, which opens via French doors to the grassy backyard, was a wonderful addition completed just 7-ish years ago when the home was thoroughly updated. 2338 sits on a beautiful lot that also features an RV hook-up! All just a short stroll away from some of the top restaurants and cafes that make Coronado such a joy to live in.

We'll be active on MLS at $479,000 in a few days, but friends of Historic Phoenix don't need to wait for that. Call Don Mertes, with the Historic Phoenix Group of Homesmart at (602) 919-8471 and we'll show it to you in person!
