Friends and Neighbors:

I would like to thank everyone who cast their ballots in this November election, and especially those who chose me to lead our community in these challenging times and make this victory possible. I’m proud to have won with a positive campaign grounded in a fact-based exchange of ideas, despite my opponent choosing to focus on negative and unsubstantiated allegations. I hope in the future, we can elevate our political discourse above such divisive and defamatory approaches.

Over the last two years, I have been subjected to attacks from developers, our outgoing administration, and some misguided individuals, but with your enduring support, together we have weathered those storms, and have now turned an exciting new page for Piermont. Congratulations to us all for seeing beyond the misinformation and coordinated attacks to recognize the best path forward for our community.

Now we need to get to work, to keep promises and start repairing our transparency and accountability in governance, and rebuild the public trust. I look forward to having the privilege of working with all of you to accomplish those goals, and learning from each of you what should be preserved and maintained, and what needs improvement and adaptation.

I will strive to be the leader that Piermont needs to bring our community together and address the economic, environmental, legal, and social challenges we face today, and chart a realistic course forward to thrive. As your Mayor, I will work to ensure priorities of quality of life, public safety, transparency, and the environment have a champion in Village Hall, and a voice in Village policy.

Friends & Neighbors,
Early voting has ended, with nearly 300 votes already cast, and election day is Tuesday, November 4th, at St John’s church, 895 Piermont Ave. Last November, over nine hundred residents cast their ballots for me, and this year there is much more at stake. The future of Piermont is in your hands. Please stand up for Piermont with your vote for me Tuesday, as I have always and will always stand together with you, for our community.

Piermont needs proven leadership, ready to start rebuilding our transparency, fairness, and effectiveness in government on day one. My extensive experience uniquely positions me to accomplish those goals and be that leader. Together, we can move beyond the culture of concealment that has clouded Village affairs for the last few years and embrace a new dawn of community engagement and participation. For too long, elected officials have treated residents as subjects, rather than the citizens, volunteers, families, and taxpayers we are.

I am proud to be endorsed by a number of folks from right here in our community who I have had the privilege of working with to move Piermont forward, including current Deputy Mayor Mark Blomquist, former Mayor Dennis Hardy, and former Trustees Lisa Deficiani and Steven Silverberg. Over the last few months walking and talking to folks about the campaign, it has been heartwarming to hear the outpouring of support for my priorities of quality of life, public safety, and our environment, both natural and built, that we all share and cherish. I could not have come as far as I have without the support of many of you, and the inspiration all of your efforts have given me.

So now we are in the final stretch, and it is of the utmost urgency that everyone who has not yet voted makes a plan to get to the polls Tuesday, reaches out to friends of Piermont to make sure they are voting, and let them know why you are supporting my campaign. This is not about politics, this is about preserving what we all love about our community for generations to come, and this is your opportunity to be a voice for that, and a part of making it happen. I have been hearing whispers that my opponent is trying to portray my legislative record as being in lockstep with our current mayor, and I would like to take the opportunity to dispel that falsehood.

While it is true that a number of the votes that we have as a Board are unanimous and largely procedural, such as approving minutes and warrants, from time to time even those ministerial votes require dissent. One such example is my repeated NO vote on approving meeting minutes that omitted our Mayor’s misuse of running our meetings to use the bully pulpit to profanely denigrate myself and innocent residents.

At other times, significant issues affecting Piermont were at stake, like my NO vote on selling a part of Piermont Ave to Otto’s, to facilitate landlocking and removing a longstanding easement allowing for public use of Gerhart Strause drive. There is also a record of my voting NO to adding taxpayer funds to an un-insured investment account, a practice that is illegal according to the comptroller’s office, not to mention repeatedly voting NO to adding non-existent parking spots to our fee in lieu of parking inventory. I am proud of my legislative record, and stand by it, while my opponent has none.

I encourage voters to check the record and question why my opponent and his supporters are making such clearly false allegations, and recognize that every time an issue has been raised to the board that has significant ramifications for our community’s future, I have stood up for our residents and taxpayers with real questions and considerations, while my opponent has been only a spectator at best.

Early voting has already started, and election day is November 4th. Please do your part to cast your ballot for the leadership that will guide Piermont into the future, and thank you for your support!

Recently my opponent and others have been seeking to attribute legal expenses the Village has incurred while fighting litigation to me, and I feel compelled to challenge this utter falsehood. Our residents deserve the truth, and the truth is that I have made every effort to avoid any unnecessary legal expenses.

Here are the facts:
When the County memo informing the Village that they did not recognize our law as valid came to light in early 2024, I immediately saw that we should go back and fix the issue identified and brought that up to our Mayor and Counsel. Instead of simply properly referring the law and then holding another public hearing after reviewing the County planning department’s GML determination, as I suggested, our Mayor took the approach of ignoring the County’s objection. The Chair of the Planning board also went on record that we needed to fix the issue with the County, not ignore it. When residents spoke out at public comment raising questions about the County’s issues with our zoning change, they were challenged to file a lawsuit by our own Village Attorney.

All of this to avoid one public hearing with real engagement.

Once the litigation had begun, and the Village needed to hire outside counsel due to conflicts, I again repeatedly suggested we would be better off sending a clean referral to County, and having another public hearing, but could not get any traction with the Board. After all other avenues of relief had been exhausted, in an effort to forestall any further legal expenses, I made a motion from the floor to repeal the CBM law at our July 2024 meeting. I did not receive a Second, and my motion was unsuccessful.

At every step, I have stood up for our taxpayers to fix the issue with a zero-cost solution, while our Mayor insisted on wasting your tax dollars instead. To me, leadership means having the judgement to see that was throwing taxpayer money away.

I hope I was able to enlighten our residents a bit as to how our village government has gone astray under the current administration, and how I plan to set things right during the debate 10/9. This was our residents’ only chance to hear about my opponent’s policy thoughts publicly to date, but I look forward to answering any other questions residents may have at the 10/21 debate at village hall and encourage my opponent to join me in sharing more of our thoughts with constituents, because they deserve more.

So far, the messages that I have heard most clearly from him were: working with developers, building a parking garage, and we have ice cream. That is not a platform, it is a performance.

The irony is not lost on me hearing him talk about transparency while declining opportunities to discuss policy with residents. From his attempts to turn questions into making negative and untrue statements about me, I can only surmise that to him, accountability means silencing dissent. Fiscal responsibility apparently has something to do with ice cream, rather than our net position and the tax liability it places on residents.

When I talk about transparency, accountability, and fiscal responsibility, I am talking about government that does not seek to conceal village business from the public and doesn’t use public funds for political gain, or for the benefit of real estate speculators. There are some in our community who would have you believe that village officials talking openly with residents about village business is problematic, and harassing residents for asking questions and raising concerns is appropriate. I disagree. I will talk to anyone, anytime about issues Piermont faces, and I will use those conversations to expand my understanding of the challenges we face.

If you value leadership that understands the intricacies of Piermont and elements of our quality of life, who is present for the public discourse seeking best outcomes in dealing with our challenges, I am asking for your support in the upcoming November 4th election.

Below is a graphic that outlines a comparison of my experience and service to Piermont over the last 20 years and my opponent’s. Our current Mayor took office with only a year or so of ZBA experience, asserting that his other experience qualified him to be our executive officer. That hasn’t worked out too well. Do we really want to do that again? With your support, I can ensure that we comply with all relevant legal guidelines for municipal governance, and give residents a voice and a seat at the table of Village affairs.

Friends & Neighbors:
Piermont needs a change in leadership, not just a change of Mayor. The culture of concealment that has plagued our community during the current administration must be replaced by a real embrace of transparency and public discourse, one which my opponent only pays lip service to in platitudes and vague promises. So far, I have seen no concrete policy platform, and his whispering campaign speaking only behind closed doors where falsehoods are safe to go unchallenged does not telegraph leadership. Declining to engage with the public on the basis of my participation in the discussion should be a disqualifying decision in my opinion. There are no safe spaces for elected officials, we don’t get to pick and choose who we will hear from. Anyone who is not prepared to accept that is not ready to hold public office, or to lead our community. It seems like the candidate claiming to offer a ‘fresh start’ is actually using the same playbook as our current administration, engaging only with sympathetic audiences and avoiding real discourse with the public.
Our voters have a clear choice in this election- a Mayor who will share policy positions and listen and acknowledge constituent concerns, or one who declines to participate in uncomfortable conversations.

I have heard some curiosity from residents about what policy changes I feel are needed and wanted to share some key components of my platform.

Land use:
As Mayor, I will ask the Board to repeal the law creating our embattled CBM district, and empanel an independent committee to review our comprehensive zoning plan, as recommended by the County. The committee will be tasked with re-evaluating what new zoning would be most appropriate to balance preservation of our Village character with our existing built environment, and new and redevelopment. I will also ask them to make recommendations about re-activating the architectural review board that exists in our Village code, but has been inactive for some time.

I will appoint two separate individuals to act as Village Attorney and Deputy Village Attorney, advising our independent land use boards without conflict.

I will request and encourage all Village Board members to obtain land use law certification from the Rockland County Planning Federation, as is required of our land use board members.

Transparency and Accountability:
I will develop policies and procedures for updating our new website on an ongoing basis with Village correspondence and utilize electronic messaging to communicate with residents. Supporting documentation for Board deliberations will be provided for review on our website, and agenda items will be more descriptive. Meeting minutes will be verbatim to the extent practicable.

All meetings, including budget meetings and workshops, will be noticed and public. Land use applications and meeting minutes will be uploaded for review in a timely fashion. New business will not be used as a vehicle to bring up votes without opportunity to review relevant materials and seek additional information. Board meetings will be recorded and live-streamed online.

I will work with the Comptroller’s office to implement all recommendations from their forthcoming audit report, and ensure best practices are adhered to for Village business, and that our annual internal audits are filed with their office in a timely manner, so residents can be informed and confident in the financial status of the Village, and where their tax dollars are being spent.

I need your support in the November 4th election to make these important improvements.
