Great Investment, This is a short sale townhouse on 1496 N June St. in Saratoga Springs UT. It is already approved and can close in 30-60 days. I had other clients back out (personal reasons), so you'd get first pick before it hits the market again.

Short sales are rare to find now that property sales values are exceeding owners loan values. This one in particular has more to do with the fact the owner fell way behind on HOA dues. This is the original owner and the home is not in bad shape. Current price is $225,000. ARV = $250,000. HOA is getting ready to sue the builders, but this is pending and not likely to affect a mortgage approval.
