We help Families and Individuals who are income qualified get into home ownership through a program called Mutual Self-Help Housing (MSH). The program is funded through the United States Department of Agriculture-Rural Development (USDA-RD) who also provide the affordable mortgages to participants with loan interest rates as low as 1%. Families/Individuals who qualify for the program choose to bui

ld a single-family home in one of several communities where lots owned by Self-Help Homes are located. They choose their house plan and agree to help other families/individuals in their group construct each others homes. Self-Help Homes provides the technical assistance for the families/individuals to construct their homes.

Spread the word... June is Home Ownership month and there are several hundred stories from families that have built through our program in 18 cities and 4 counties in our geographic service area.

Rural Community Assistance Corporation, or RCAC, has been a long time intermediary assisting grantees like us at NNHC work with the USDA to help low-income families build a better future through the mutual self-help program.

They are looking for stories from self-help program participants to share on social media during National Homeownership Month in June. The deadline to submit your story is June 5th, a week from Friday.

On March 23, 2026 USDA-RD announced that income qualified families can now get "other affordable financing" above the USDA mortgage loan limit to get into a Mutual Self-Help Housing home. Home valuations can now also exceed the loan limit. Both these announced changes reopens the door to home ownership in areas served by Self-Help Homes. Self-Help partners with the State of Utah and others to bridge the loan gap created by recent drops in loan limits - see the announcement

For many families in Utah, the Mutual Self-Help Housing Program isn’t just a policy — it’s the difference between renting indefinitely and finally owning a home. For decades, it has created affordable home ownership opportunities across the country. But now, new administrative changes lowering the loan limits to unsustainable levels threaten to weaken this unique federal program — introduced without public input or congressional debate. We can’t afford to lose one of the most effective home ownership tools we have.
