Protect your Home and Keep your Water Flowing when the Temperature Drops
When temperatures drop below freezing and especially when below 0, homeowners need to act in order to prevent pipes from freezing, which could lead to costly repairs if the pipes end up bursting. Common causes of frozen pipes are a sudden drop in temperature, poor insulation, or an incorrectly programmed thermostat.
Both plastic and copper pipes can burst, and even a one-eighth-inch crack in a pipe can spew as much as 250 gallons of water per day, causing flooding, significant structural damage and the potential for mold.
Breitung Township’s Water Department will thaw frozen water lines between the curb stop (the valve near the street) and the water main. If your water line is frozen between the house and the curb stop, you may be charged for the service. To protect the pipes outside your home, do not remove any snow cover over sewer lines and water lines. Lines that are buried too shallow and have repeatedly frozen are the owner’s responsibility. With prior permission, the Township can put you on a “let run,” where you are charged for your estimated normal usage. This costs the water fund, which is used for system maintenance, and should not be a long-term remedy. A contractor can give you an estimate to excavate and insulate or install the line deeper.
Pipes inside the home are the responsibility of the homeowner. Ways you can prevent those pipes from freezing are:
• Insulate your pipes or install heat tape on them (check that they still work)
• Insulate or caulk any air leaks near or around pipes (check your basement or crawl space)
• Disconnect garden hoses and cover any outside faucets.
• Do not lower your thermostat temperature at night or when away (and never below 55 degrees)
• Open cabinet doors below sinks to allow more heat around pipes.
• Know where your water shutoff valve is in the event your pipes do freeze, then shut the valve, open the faucets and call a plumber.
Doing these important steps will reduce the damage caused by a burst pipe and help prevent it from happening.
