Fireproofing gets damaged on active jobs. What matters is what the repair costs.

Two conditions decide if the repair holds:
1️⃣ Same surface prep as the original - clean, dry, contaminant-free

Fire retardant treatment on wood usually costs you the wood.

Exposed timber gets specified because of how it looks - the grain, the color, the tonal variation. Anything that obscures that defeats the reason it was chosen.
FR Clear dries clear. It's a fire retardant coating for wooden surfaces and other natural or synthetic materials, with a clear finish that lets materials keep their original color, appearance, and durability. It maintains the original properties of the materials it's applied to.

The performance: Class A flame spread and smoke development rating to ASTM E84 / UL 723, UL Classified on wood. Tested and certified to NFPA 701, 705, and 260.

One distinction worth being precise about: this is flame spread performance. It is not an hourly fire endurance rating.

Myth: “If a coating has a fire rating, it will pass inspection.” Not quite.

A fire rating is proven in the lab. Inspection is proven on the jobsite. They are two different things.
FlameOFF Fire Barrier Paint is ICC-ES listed and UL classified under ASTM E119 (1–2 hours). But the rating only holds if application is done exactly to spec.

The most common failure is insufficient dry film thickness (DFT). Per ESR-3874, special inspection is required (IBC 1705). If any reading falls below 80% of the specified thickness, that area must be recoated.
Key conditions: Steel must be primed with alkyd or acrylic primer, and application only above 50°F (10°C).

The rating opens the door - proper application and documentation get you through it.

Your fireproofing met the rating. It still failed inspection. Why?
