As an attorney I love going back to the record. So, let the record reflect that the Town of Rhinebeck officially proclaimed that the “spirit of travel and hospitality remains the enduring ethos” of our community. 😂

Back in April 2020, the Town Board passed a resolution (see 📸) emphasizing that travel and tourism-dependent small businesses are the foundation of our local economy, generate vital tax revenues, and must be “supported and protected at all costs”.

Fast forward to the proposed Local Law No. of 2026, and the script has completely flipped. The town is now pushing a sweeping 9-month (to 27-month) moratorium halting all new land use applications, building permits, and reviews for “hospitality-related uses”—from hotels and bed-and-breakfasts to pizza places, delis, and bars. (The word “hospitality” is doing very heavy lifting as to the latter.)

How did we go from proclaiming that tourism and hospitality must be “protected at all costs” to pulling the emergency brake on the very industry that helps defines our charm?

The town cites a need to review growth, infrastructure, and zoning limits, but slamming the door on hospitality feels like a sharp pivot from past promises that both Supervisor Spinzia and Town Board member Josh Pulver voted for. Can we really celebrate being one of the top tourist destinations in Dutchess County while penalizing the infrastructure that supports it?

Does our Town government ever mean anything they say?

This moratorium including non-occupancy tax uses like restaurants and delis are unnecessarily creating financial hardships for small businesses and residents. For example, the exemptions in slide 2 do not include properties that are currently under contract for sale or in the process of negotiating leases for new permitted restaurant use. It’s also going to depress values on 100s of properties for at least 9 months (up to 27 months) while the listed uses are prohibited (read lower tax revenue). Meanwhile the exemptions seem designed to protect SoHo House and the Town’s Linwood project while stopping the Rhinebeck Villas project. Who wants to do business in Rhinebeck when after spending tens of thousands, even hundreds of thousands of dollars, your project could be halted due to a moratorium? 10% of Dutchess County jobs are in tourism. 50% of credit card spending at Rhinebeck restaurants come from people outside of Rhinebeck. The economy is softening. Go to the Public Hearing 8.18 @ 6pm.

Who remembers when Debbie Hecht said during our debate that she wouldn’t vote to appeal the judge’s decision in the Town’s lawsuit against Six Senses? 🙋🏻‍♀️ Speaking of which - don’t you love how the Town voted again behind closed doors to appeal this decision? It is statistically, highly unlikely that this appeal is successful (the Second Department affirms about 70% of all decisions appealed from) and even more so with this particular judge. What a waste of our money.

just can’t quit me 😂. They published an article yesterday saying I have “drawn criticism” for my “combative style and short temper.” What keeps forgetting to mention is that I’m an attorney. I’m no more combative than any male attorney. So many attorneys in the real estate bar up here reached out to me in the wake of Justin Cole’s attack stating they love working with me. I have no different of a “temper” than other any person. After all, I didn’t make a false retaliatory police report which omitted countless unwanted contact from Rachel-Hyman Rouse as well as the real reason our friendship ended which was my refusal to invest $50k in her restaurant that caters to tourists - that’s a temper 😬. But I thought to bring some levity to everything since the negativity continues I would share with you a video of my “short temper.” pulled a prank on me a few weeks ago. They had been planning this for a while because to know me is to know that I fall for stuff like this 100% of the time 😂

You see, I’m not a politician and will never be one. I said from the beginning I wanted to run a race that, if not successful, I’d still be proud of. And we did that - we talked policies, facts, and statistics. I stood up for my family and for those who haven’t felt heard by our town government for a very long time. In the end it wasn’t enough but that’s okay! We left it all on the field. We ended Spinzia’s reign which is a benefit to everyone in this area. And we gave everyone a choice. To my supporters - thank you 🙏🏼. To my detractors - you have to hit me harder next time 😘. And to everyone, please join me in wishing a heartfelt congratulations on becoming the Democratic nominee for Town Supervisor!
