May is National Affordable Housing Month, a time that highlights the critical need for equitable, secure housing and celebrates the impactful work being done across the country. As an affordable housing nonprofit, this month resonates deeply with our daily work at project:HOMES.

We remain fiercely dedicated to our mission of improving lives by improving homes, ensuring that residents across Virginia have access to housing that is safe, energy-efficient, and accessible. Last Monday, the project:HOMES team was joined by Richmond Mayor Danny Avula, local officials, Phil Cunningham (Virginia Housing), and Cassidy Rasnick (Virginia Department of Housing and Community Development) to officially celebrate our newest apartment community at 2100 Bainbridge Street!⁠

Located in the Swansboro neighborhood on the Southside, this 80,000-square-foot building, which formerly served as a coal storage facility, has been beautifully transformed into 83 units of affordable housing specifically for older adults.⁠

As our surrounding neighborhood rapidly changes, with new market-rate rentals in neighboring Manchester easily topping $2,500+ a month, projects like this are more vital than ever. We are incredibly proud to provide a deeply needed opportunity for longtime residents to stay in the community they love, at a price they can actually afford.⁠

The new community features 83 modern one- and two-bedroom apartments tailored for residents aged 55 and up earning at or below 60% of the Area Median Income. In a nod to the site's history, we preserved an original carriage house on the property and transformed it into a vibrant community room. Residents will also get to enjoy a fully equipped fitness center, bicycle storage, and a shared fourth-floor balcony.⁠

This major milestone truly took a village, and we want to extend a massive thank you to our incredible partners at Johannas Design Group, UrbanCore Construction, Virginia Housing, City of Richmond, VA Government, Virginia Department of Housing and Community Development, CAHEC, and Partnership for Housing Affordability, who helped bring this vision to life.⁠

In celebration of both National Volunteer Month and Earth Day last month, the project:HOMES team gathered for our annual Carnation Cleanup. This event is a favorite tradition that allows us to step away from our daily projects to focus on the immediate environment we share with our neighbors.

Our team split into groups to refresh the landscape at our office entrance by planting new flowers and clearing litter from the surrounding area. These efforts are a small but meaningful way to demonstrate our commitment to being good stewards of our community and the planet.

By working together to beautify our local space, we aim to foster a more welcoming environment for everyone who visits or passes by. Thank you to everyone who participated in making our neighborhood a cleaner, brighter place to live and work!

Longtime project:HOMES volunteer Pete Adler was recently honored with the Chesterfield Community Champion Award in the Senior Champion category! Pete has been part of the project:HOMES team since 2007 and has built nearly 700 accessibility ramps, helping neighbors stay safe in their homes.

What started as one ramp a week has grown into leading builds three days a week, often with volunteers he’s recruited from his church. His dedication has strengthened our volunteer community and expanded the number of residents we can serve.

In true Pete fashion, he finished ramp #680 the morning of the ceremony, and was already planning #681 before leaving the stage.

We’re proud to celebrate Pete’s incredible impact and grateful for his unwavering commitment to our mission of improving lives by improving homes.

April was National Volunteer Month, a time dedicated to recognizing the individuals who donate their time and talents to support our mission. To celebrate, we hosted our annual Volunteer Appreciation Lunch at the project:HOMES office. It was a wonderful opportunity for our permanent volunteers to gather, share a meal, and connect with the team they work alongside throughout the year.

Our volunteers are a vital part of project:HOMES, providing the dedication and hard work necessary to improve the lives of our neighbors. Their selfless contributions go far beyond the tasks they complete; they build safety, independence, and a stronger sense of community for every individual we serve.

We extend our deepest gratitude to every volunteer for their continued commitment. Whether on a job site or behind the scenes, your efforts are what allow our organization to move forward. Thank you for everything you do for our community!
